Let's compare 2 freehold townhomes for sale, Bowmanville VS Toronto edition.

Bowmanville is a town located within the Clarington Municipality of Durham Region. It's only a short 35 minute drive east from Scarborough which is the east part of the City of Toronto.

Check out these two comparisons for a newly listed Freehold Townhouse on MLS.

The Toronto listing is a 2+1 bed, 2 bathroom townhouse fairly old in age with very little curb appeal listed at $899,999.

The Bowmanville listing is a 3 bed, 3 bath townhouse far newer in age, has great curb appeal along with greater upgrades throughout. Also note that this is an end unit making it similar to a semi-detached rather than a townhouse. This home is listed at just $649,000.

Bowmanville clearly offers a far better home at a fraction of the price. Yes we are comparing a Toronto property which of course will be worth more however for a short 35 minute drive, you are getting a far better home at a much lower price. For me personally that is a win.

Bowmanville is growing faster than most parts of the GTA with condos and sub divisions currently in development. Bowmanville also has its in GO Station in the works which will significantly help with its growth in population and property value. Another perk is that when buying in Durham, you only pay 1 land transfer tax where in Toronto you would be paying a double tax.

Bowmanville is and has been my best pick for a while now when looking for a solid investment with huge potential growth. Properties are far more affordable compared to Toronto and other parts of Durham. Far more bang for your buck. It's also an absolutely gorgeous town which I highly recommend you drive out and check out.

The market is noticeably shifting over to a more balanced market. We're seeing much less offers on offer days and even in some cases offer days coming and going with no offers being registered at all. This is giving buyers a little more control over their home buying experience and combining this with a slight increase in inventory, buyers can feel a little more confident when offering on a home. We're even seeing the finance and inspection conditions return on some accepted offers.

This shift can definitely create some challenges for sellers specially after witnessing the insane sellers market we've been dealing with for the most part of the pāndemic. That doesn't mean your opportunity to sell your home has passed. The buyers are still out there and still actively searching but what this shift in market requires is a change in strategy. With the right strategy, pricing, presentation of your home and timing, your home can stand out from the crowd and still sell strong and quickly.

February home sales were down compared to the all-time record in 2021, but represented the second-best result for the month of February in history. New listings dropped, but by a marginally lesser annual rate than sales, pointing to a modest move to a slightly more balanced market. Competition between buyers, however, remained tight enough to support double-digit price growth year-over-year. 

(GTA) REALTORS® reported 9,097 sales through TREB's MLS® System in February 2022, representing a 16.8% decrease in the number of sales compared to February 2021. The supply of listings for low-rise home types (detached, semi-detached and townhouses) was also down year-over-year, but not by as much as sales. In the condo apartment segment, particularly in Toronto, new listings were up in comparison to February 2021. 

“Demand for ownership housing remains strong throughout the GTA, and while we are marginally off the record pace seen last year, any buyer looking in this market is not likely to feel it with competition remaining the norm. Many households sped up their home purchase and entered into a transaction in 2021, which is one reason the number of sales were forecasted to be lower this year and a trending towards higher borrowing cost will have a moderating effect on home sales. Substantial immigration levels and a continued lack of supply, however, will have a countering effect to increasing mortgage costs,” said TRREB President Kevin Crigger. 

The MLS® Home Price Index Benchmark was up by 35.9% year-over-year in February. The average selling price for all home types combined was up by 27.7% to $1,334,544.

We have seen a slight balancing in the market so far this year, with sales dipping more than new listings. However, because inventory remains exceptionally low, it will take some time for the pace of price growth to slow. Look for a more moderate pace of price growth in the second half of 2022 as higher borrowing costs result in some households putting their home purchase on hold temporarily as they resituate themselves in the market.

Wow..  2021 was one hell of a ride for all of us.  Particularly for anyone who was involved in real estate. Whether you were someone actively searching for a home, selling your home for insane amounts of money or like myself, a Realtor working countless hours to do my absolute best to juggle dozens of clients through all the madness that we all experienced.

Till this day, over 90% of my business comes from referrals from friends and family, past clients and marketing amongst my social media family. I’m not looking to be an agent who generates 1000’s of new leads each year constantly looking to work with 100’s of new people.  I want a business where people I know or have worked with trust in what I have done for them and refer me to their friends, family and colleagues. Home sales reached a new record for the month of November and the average selling price also reached a new all-time high. New listings were down substantially compared to last year for all market segments – further highlighting the inherent supply issue across all home types in the GTA.

GTA reported 9,017 home sales in November 2021 – 3.3 per cent above the November 2020 result, setting a new record. In contrast, new listings were down by 13.2 per cent year-over-year, with double-digit declines for low-rise home types, and condominium apartments.

The MLS® Home Price Index composite benchmark was up by 28.3 per cent year-over-year in November 2021. The average selling price for all home types combined was $1,163,323 – up by 21.7 per cent compared to November 2020.

“A key difference this year compared to last is how the condo segment continues to tighten and experience an acceleration in price growth, particularly in suburban areas. This speaks to the broadening of economic recovery, with first-time buyers moving back into the market in a big way this year. The condo and townhouse segments, with lower price points on average, will remain popular as population growth picks up over the next two years,” said TRREB Chief Market Analyst Jason Mercer.

More kind words 🤗🙏🏼 This client reached out to me inquiring about some pre-construction investment opportunities that he came across in Mississauga. At the time I was promoting another project in Oakville called Distrikt, which I knew was a better option based on a number of factors.. a project I myself had also invested in. He trusted my advice and joined me by picking up a great investment unit for himself and his brother. This was during the builders platinum broker sales event so I was able to pass on some incredible incentives to my clients with their purchase.
