Home sales and the average selling price in the Greater Toronto Area (GTA) in June 2023 remained above last year’s levels. Seasonally adjusted sales dipped on a month-over-month basis. The seasonally adjusted average selling price and the MLS® Home Price Index (HPI) Composite benchmark were up compared to the previous month.

“The demand for ownership housing is stronger than last year, despite higher borrowing costs. With this said, home sales were hampered last month by uncertainty surrounding the Bank of Canada’s outlook on inflation and interest rates. Furthermore, a persistent lack of inventory likely sidelined some willing buyers because they couldn't find a home meeting their needs. Simply put, you can't buy what is not available,” said Toronto Regional Real Estate Board (TRREB) President Paul Baron.

GTA REALTORS® reported 7,481 sales through TRREB’s MLS® System in June 2023 – up 16.5 per cent compared to June 2022. The number of listings was down by three per cent over the same period.

While average selling prices are still lower when compared to last year’s pre-interest rate hike levels, a tightening in market conditions - that is, fewer new listings by over one third (-38.3%) since this time last year - has supported a gradual improvement in selling prices since the beginning of 2023.

There were a total of 7,531 sales reported through TRREB’s MLS system last month - down 5.2% compared to April 2022, but up on an actual and seasonally-adjusted basis.

It appears that most buyers have accepted higher borrowing costs and are taking advantage of lower selling prices. That said, an adequate supply of housing in the GTA has returned as a forefront issue amongst homebuyers. Competition amongst buyers is predicted to have an upward trend on home prices and resulting impact on affordability in the coming months.

Spring has sprung in the GTA real estate market with tightening conditions over the past month. Although TRREB Realtors® reported 6,896 sales throughout March 2023 - down 36.5% compared to this time last year - a decrease in new listings has prompted the return of increased competition among buyers. Similarly, the average selling price was down by 14.6% since this time last year - to $1,108,606 - but up on a month-over-month on an actual and seasonally adjusted basis. The number of homes for sale is expected to remain low throughout the coming season, suggesting that a hot spring market is right around the corner. ☀️🏡🌷
