🏡 The latest GTA housing numbers are in, and while the headlines tend to focus on whether the market is “up” or “down,” the reality is a little more nuanced.

In June, home sales increased 9.4% compared to the same time last year, while new listings declined 12.9%, suggesting that inventory is slowly beginning to tighten.

The average selling price came in at $1,058,658, which is still 3.9% lower than June 2025. However, the gap in year over year price declines has continued to narrow over the past few months, which suggests the market may be finding more stability than we saw earlier this year.

It’s also important to look beyond the year over year comparison. The average GTA home now sells for just over $85,000 more than it did in January.

Looking ahead, buyer activity is expected to continue to strengthen through the second half of the year, although that will ultimately depend on factors like consumer confidence, interest rates, affordability, and the broader economy. No one can predict exactly what the next six months will look like, but the market today is undeniably different from where last year ended and where this year started.

When my mom and I came to Canada, I was just a toddler. We didn’t know the language, and everything was unfamiliar. Looking back, it’s incredible to see how far we’ve come.

Now, I get to experience everything this beautiful country has to offer with my own children and with friends who have become family. Long weekends at the cottage, laughter around the table, and moments that remind me just how grateful I am to call Canada home.

This country gave us opportunity, belonging, and a place to build a life.
