When it comes to buying a home in the GTA, there are a lot of lessons I've learned over the years.

But if I could only give buyers one piece of advice, it would be this:

You can change almost anything about a home. You can't change its location.

A beautiful home in the wrong neighbourhood will always be in the wrong neighbourhood.

One of the biggest mistakes I see buyers make is passing on a home in the best neighbourhood because it isn't move-in ready.

Instead, they fall in love with the beautifully renovated, turnkey home in a neighbourhood that doesn't offer the same lifestyle, schools, amenities, or long-term value.

The reality is that cosmetic updates are temporary. Location is permanent.

You can renovate a kitchen, modernize a bathroom and replace flooring. You can even add square footage.

What you can't renovate is the neighbourhood.

That's why I encourage my clients to buy the best location they can afford—even if it means sacrificing today's finishes.

Choose the neighbourhood first and the house second
