What does “no chance tariffs will negate the HST rebate” mean?
BILD is saying there is very little chance that U.S. tariffs will increase construction costs enough to completely cancel out the savings buyers get from the HST rebate.
In simple terms:
Tariffs can make some building materials and construction costs more expensive.
The HST rebate can reduce the cost of buying a qualifying new home.
BILD believes that even if tariffs push costs higher, those increases will not be enough to erase the benefit of the rebate.
And the market is already showing some movement: GTA new single-family home sales reached 692 in August, compared with 215 a year earlier.

🔶 Is the GTA real estate market starting to shift again?
In August, GTA home sales were down 2.1% year-over-year, but new listings dropped 14.1%.
That matters because fewer Toronto and GTA homes for sale can mean less choice for buyers, more competition for well-priced properties, and less room to negotiate.
We are not in a seller’s market yet, but if GTA housing inventory keeps falling faster than sales, the balance could start changing.
For anyone buying a home in Toronto or the GTA, the key number to watch right now is inventory, not just sales.

🔶 Making an offer or viewing homes without a pre-approval? Technically possible. Strategically? Not ideal.
Without financing lined up, you may not know your real budget, your offer can look weaker to the seller, and you risk moving too fast on a home you may not be able to finance.
