در بازار امروز، فرصت فقط قیمت پایین‌تر نیست.

بحران اجاره در تورنتو رسماً تبدیل به سوژه فیلم‌های ترسناک شده، و آمارهای جدید نشان می‌دهند چرا.
سه فیلم‌ساز تورنتویی، به صورت مستقل، فیلم‌هایی ساخته‌اند که از سختی پیدا کردن مسکن الهام گرفته‌اند:

🔸 یک آپارتمان زیر قیمت بازار که حالت تسخیرشده دارد.
🔸 مستأجری که برای تأمین اجاره، خانه‌اش را ساعتی اجاره می‌دهد.
🔸 یک عکاس املاک که از کاندوهای زیبا فیلم می‌گیرد، در حالی که خودش نمی‌تواند خانه‌ای برای زندگی پیدا کند.

به عنوان یک مشاور املاک در تورنتو، چیزی که برای من برجسته است این است:

بله، اجاره‌ها از اوج خود پایین آمده‌اند،
اما مشکل استطاعت مالی حل نشده است.

در سه‌ماهه دوم ۲۰۲۶، میانگین اجاره کاندو در GTHA به ۲,۵۴۵ دلار رسید، یعنی ۲.۵٪ رشد فقط در یک فصل، در حالی که تعداد لیستینگ‌های فعال اجاره‌ای نسبت به سال قبل ۱۳٪ کاهش داشت.

این می‌تواند نشانه‌ای اولیه باشد که آرامش موقت برای مستأجران همین حالا در حال کم‌رنگ شدن است.

تورنتو فقط به واحدهای بیشتر نیاز ندارد.
به خانه‌هایی نیاز دارد که درآمد مردم محلی واقعاً توان پرداخت آن را داشته باشد.

وقتی اضطراب مسکن شروع می‌کند به شکل دادن به فیلم‌های ما، دیگر فقط یک داده بازاری نیست.
این زندگی در تورنتو است.

Toronto + York | July 2026 Market Update💎

The market is still moving differently depending on the segment.

Overall GTA sales declined by 0.9% year over year, while the average price dropped 4.5% to $1,003,956.�

Swipe through and you’ll notice:
🔶 Detached homes in the 416 saw sales increase, while prices softened�
🔶 Detached homes in the 905 stayed almost flat for sales, but prices dropped more sharply�
🔶 Condos remain under pressure, especially in the 905 where both sales and prices declined�
🔶 Townhomes showed strength in the 416, but weaker activity in the 905�
🔶 Semi-detached homes saw both sales and prices decline across 416 and 905
The headline doesn’t tell you enough.
