This could be one of the biggest opportunities Ontario buyers and investors see in 2026.

The province is expanding the HST rebate on new homes and in some cases, that could mean eliminating the full 13% HST on purchases up to $1M.

Yes, fully gone.

That is a potential $130,000 provincial rebate, matching the federal rebate, and it could seriously change the math for anyone considering pre-construction, a new primary residence, or even a rental property.

Here’s how it works:
🔶Up to $1M full provincial rebate on the 13% HST, up to $130,000
🔶$1M to $1.5M still eligible for the full $130,000 maximum rebate
🔶$1.5M to $1.85M rebate declines proportionally
🔶Over $1.85M remains at the current $24,000 provincial rebate

A few important details:

This applies to new homes only, whether purchased as a primary residence or rental property.
The purchase agreement must be signed between April 1, 2026 and March 31, 2027.

To qualify:
🔶construction must begin on or before December 31, 2028
🔶the home must be substantially completed on or before December 31, 2031

This is a temporary one-year measure, but the goal is clear: make housing more accessible, stimulate new construction, and create more momentum across Ontario’s housing market.

For buyers, this could mean a major reduction in upfront costs.
For investors, it could make new-build opportunities far more attractive.
And for the market overall, this is the kind of policy change that gets attention fast.
