In 10 Toronto Resales Fell Below Purchase Price
After more than two decades in Toronto real estate, I’ve seen the market’s ebbs and flows firsthand. Recently, I’ve spoken with several owners who purchased during the peak and are now noticing that comparable sales may not match the prices they originally paid. For those considering a move, my approach is always to start with a practical question: is selling necessary, or could holding (and perhaps renovating) be the wiser path given current conditions? Selling below your purchase price doesn’t always spell mortgage trouble—if there’s enough equity, it’s often possible to repay the loan and move forward. Some freehold owners are choosing to renovate and remain, especially when factoring in potential losses and the impact of another land transfer tax. Today’s buyers are focused on present value, not what was paid a few years ago, so setting realistic expectations—and having an agent who understands both local and international market perspectives—matters more than ever. My commitment remains to guide clients with clarity, empathy, and a global outlook, ensuring each decision is made with confidence.
