How Much Time Should You Spend Viewing Homes?

Asking how much time you should spend viewing properties for sale is a little like asking, “How long should I spend trying on shoes?”

The answer seems obvious: As long as it takes to make a decision!
Buying a home is significantly more complex than purchasing shoes – and the stakes are higher too! You need to make sure you have all the information necessary to confidently make the best decision.

There are basically three stages to viewing a property:
1. Macro
2. Micro
3. Professional

When you view a home on a macro basis, you’re looking at it from an overall perspective. For example, you may do a general walk-through to get a first impression and determine if the property has the basic features you need, such as the number of bedrooms and the size of the backyard.

Macro viewing is often the fastest stage in the viewing process and can sometimes take just a few minutes.

If you like what you see, then it’s onto the micro stage. At this stage you take a closer look at the details of the property. You might, for example, spend extra time in the master bedroom imagining how your furniture would look and fit.

The micro stage takes longer simply because the home is now on your shortlist. You’re interested and are considering making an offer.

Finally, the professional stage involves getting a qualified home inspector to go over the property with a fine tooth comb. That typically occurs after you’ve made an offer.

LISTING BEFORE A REPAIR OR FIX-UP IS DONE?

If you’re thinking of selling your home, you may have walked through it and discovered that you’ve been ignoring work that needs to be done to make your home look its best. For example, you may have been living with a cracked floor tile that needs to be fixed, or a damaged closet door that requires replacement.

Is it a good idea to get these maintenance issues dealt with before you list? Typically, yes. You want your home to show well. Anything unsightly or concerning will get noticed by buyers.
Fortunately, investing the time and money to get the work done will pay off. It will help you sell your home faster and for a good price.
However, there may be circumstances in which you need to list before repairs and other improvements are completed. For example, if you need to sell within the next few weeks, you may simply not have enough time. In that case, there are a couple of options. Either you can arrange for the work to be done and let buyers know that it’s been scheduled; or, you can let buyers know about the issues and let them know you’re selling as is.

• Schedule viewings of homes for sale in the neighbourhood as
soon as they go on the market. Have you ever heard the
expression, “The early bird gets the worm”? It’s often true.
• Arrange to get alerted, via email or text, to brand new listings
the moment they are available.
• Make sure you have your financing pre-approved, so you can
make a quick and credible offer right away.
• Prepare your current home for sale, so you can list it quickly (if
it isn’t already listed.)
• Know how to make an enticing offer that a buyer will take
seriously. It’s not always the highest price that wins the deal.

Lifestyle is a very important criterion when you’re shopping for a new home. After all, a home and its surrounding neighbourhood are the places where much of your lifestyle is going to be experienced.

So when you consider a new home, think about the kind of lifestyle to which the property needs to lend itself. Ask yourself:

• How much entertaining do we do?
• How important is it to have good schools located nearby?
• How long will the commute to work be?
• How big of a backyard do we require?
• Do we need a rec room?
• How easy will it be to get to golfing, dance lessons, baseball
practices, movies and other activities my family and I enjoy?
• How important is it to be in a quiet area?
• Do we want a local park nearby for jogging, playing with the
kids, and walking the dog?

This list is just an example. Ideally, you’ll create your own list of questions to ask yourself when considering a particular home and neighbourhood.
