Ontario Just Opened Access to LTB Decisions
The Landlord and Tenant Board (LTB) is making more decisions public. As as of July 24, 2026:
• Final LTB orders from January–May 2026are now publicly available.
• Orders can be viewed and downloaded through Ontario’s Open Data Catalogue.
• Historical LTB orders dating back to 2021 will be added in future phases.
This marks the first step in increasing transparency and public access to LTB decisions.

Lease Clauses that are not enforceable under Ontario’s Residential Tenancies Act

❌ Rent deposits beyond first and last month’s rent

❌ “No pets” clauses or pet deposits

❌ Damage or security deposits

❌ Excessive key deposits

❌ Mandatory professional cleaning beyond normal cleanliness standards

❌ Requiring tenants to perform all repairs or capital maintenance

❌ Charging tenants for normal wear and tear as “damage”

❌ Making tenants pay the first portion of every repair

❌ Requiring post-dated cheques or pre-authorized debit payments

❌ Automatic penalties, late fees, or interest charges not permitted by law

If a lease clause contradicts the Residential Tenancies Act, it generally will not be enforceable, even if both the landlord and tenant agreed to it.

Ontario’s rent increase guideline for 2027 has been set at 1.9%,
This is the maximum percentage increase permitted for most residential units.
This guideline applies to rent increases that take effect on or after January 1, 2027.
Landlords must provide tenants with at least 90 days’ written notice using the N1 Notice of Rent Increase form.
Keep in mind that this guideline does not apply to rental units that are exempt from rent control, including most units first occupied for residential purposes after November 15, 2018.

According to 2026 Canadian Real Estate Sentiment Report Canadians think homes are still overpriced.

A poll of 1,501 Canadians on homeownership sentiment by personal finance platform NerdWallet found that:

➡️ Over 50% of non-homeowners don’t plan to buy within the next year.
➡️ 69% say the market is unfair to first-time buyers.
➡️ 88% believe homes are still overpriced.
➡️ 42% of homeowners report regrets due to financial stress, maintenance demands, and rising ownership costs.

Yet, CREA forecasts the national average home price will increase 1.5% to $688,955 in 2026.

The good news for buyers? Virtually no price growth is expected in Ontario, Alberta, and B.C.

According to Teranet Inc., more Ontario homeowners are selling their properties for less than they paid.

Homes purchased in 2022 have been hit the hardest. With prices reaching record highs that year, many buyers entered the market near its peak. Teranet found that 36.6% of properties purchased in 2022 and resold in 2025 were sold at a loss.

The highest rates of loss were reported in Dufferin County and Peel Region, while many cottage-country markets north of the Greater Toronto Area recorded loss rates exceeding 25%.

In Toronto and most surrounding regions, more than 20% of homes purchased in 2022 or 2023 and subsequently resold changed hands at a loss.

While every property and market is different, current conditions are creating opportunities for well-prepared buyers to enter the market at more favourable prices.
