Here is a sampling of Real Estate sales in Toronto, comparing sales between 9 March 2019 - 9 April 2019 to sales between 9 March 2020 - 9 April 2020.
The criteria is; The broader central Toronto, ALL detached, 3 bedroom houses in the area EAST of Royal York Rd, SOUTH of Lawrence Ave and WEST of Bayview Ave to the shore of Lake Ontario. MLS Zones are indicated on the map. The 59 "Pink dots" represent sales in the 2020 window, and the 72 "yellow dots" represent the 2019 window of sales.

Sales between 9 March 2020 - 9 April 2020 numbered 59 in this time frame, with an average of 10 days on the market prior to sale, and an average sale price of $1,436,733 which averaged 109% of the asking price. This is a growth of 5.7% over last year. This is based on a random sampling provided by the Toronto Real Estate Board MLS.
As a comparison, sales between 9 March 2019 - 9 April 2019 numbered 72 in this time frame, with an average of 16 days on the market prior to sale, and an average sale price of $1,359,013 which averaged 103% of the asking price.
Lets see where the market goes over the new few months.
The basic principle remains - SUPPLY AND DEMAND, despite uncertainty.
Note;
In the 2020 window there were 6 suspended listings and 19 terminated one's, whereas in the 2019 widow there was 1 suspended and 13 terminated listings.
