Most real estate agents think the answer is more cold calling.

More calls.
More DMs.

If I had to start my real estate agent career over, here’s exactly what I’d do immediately 👇

📌 Save this if you’re starting a real estate career in Toronto — or three years in wondering why it still isn’t working.

🔑 1. Find a team to join.
Trying to learn this business alone will take you 4x as long as being attached to someone who’s already done it.
Someone with listings you can piggyback off of. Buyer visits. Open houses. Sitting in on listing presentations and meetings. Watching how a top agent handles objections, prices a home, runs a negotiation — you cannot pay for that education. Most new agents skip this because they want to feel independent. That independence costs them years.

2. Join a prestigious brokerage.
Don’t optimize for the cheapest split. Optimize for the room that forces you to level up. Your environment sets your standards faster than motivation ever will.

3. Office every day.
WFH doesn’t exist in year one. Deals happen around people. One afternoon in the office teaches more than a week alone at home.

4. Dominate three streets.
Not the whole city. Three streets. Same doors. Same faces. Repetition builds recognition — and recognition builds trust.

5. 10–20 real conversations daily.
Calls. Doors. Open houses. Follow-ups. No conversations = no pipeline. Most agents fail because they stop talking to people.

6. CRM from day one.
Track every lead, follow-up, and conversation. If you’re not tracking, you’re guessing — and guessing kills momentum.

7. Follow up longer than everyone else.
Most agents disappear after two follow-ups. The ones who win stay in the conversation until they get a yes or a no.

Most new real estate agents in the GTA spend year one optimizing for how they look.

The ones still here in year five were building something different.
