❗️Here is our May 2019 Market Report, a resale housing analysis with key stats for Toronto & the GTA.
After a slow start to the year, the second quarter seems to reflect a positive shift in home ownership with 9,989 transactions reported by TREB in May 2019. While this result represented a substantial increase of 18.9% over the 15-year low in May 2018, results were still below the average for month of May sales for the previous ten years, which stands at almost 10,300.
This is said to be a result of “potential home buyers coming to terms with the OSFI mortgage stress test and the fact that listings continue to be constrained relative to sales” by Mr. Bhaura, President of TREB. New listings increased this month compared to May 2018 by 0.8% to 19,386, meaning year-over-year growth in new listings was by far exceed by year-over-year growth in sales. If this pattern continues, it will result in accelerated price growth for sellers. 📈
