But a supply shift could be coming later this year on the back of a strong economic recovery.

Prohibition on in-person real estate open houses lifted in York, Halton and Durham starting July 24. Peel and Toronto are expected to follow on July 31st. TRREB advising REALTOR® Members to:

1. Continue using virtual marketing tools for sellers.
2. In-person open houses should be last resort.
3. If necessary to host open house, check TRREB’s Open House Guidance.
4. Limit the number of people to one family group in the property at a time.

Consumers attending in-person open houses should expect the following:

• Will need to sign in.
• Will need to wear a mask.
• Will need to follow direction and keep their distance.
• Look, don’t touch.
• Wash your hands.
• Keep everything clean.
• Pre-screen the home.

TRREB May Stats are here & the market is active. Transactions volume across all home types was up 50% over last month of April 20 but Total GTA Sales were Down by 53.9% compared to May 2019. Active Listings are well below the usual seasonal averages leaving little choice for the buyers shopping for a home in today's marketplace. With limited supply and the demand for homes reflecting the current economic environment, prices have remained steady and are up 3.0% over the same month last year.

The Condo market, which is also investor driven, has seen the volume of sales slide by over 60% over the same month last year. However, prices have remained steady due again to the laws of supply and demand. With the uncertainty in today's market, many investors and owners who may consider selling are not and have chosen to continue to rent or live in their unit until there is more certainty in the overall market place. With fewer properties available prices have remained stable as the buyer demand continues to reflect the supply, prices for condos were up 5.9% for the month of May over May 2019.
