The most effective preparation is almost never the most expensive.

Before any renovation, the test is simple: does this remove a reason for a buyer to hesitate, and do buyers expect this at our price point? If the answer to both is no, the money is better spent elsewhere — or not spent at all.

One caution worth more than all six of these: an unfinished or rushed renovation creates more concern than value. Finish it properly before listing, or don't start.

Okay, I just got an email I can't stop thinking about 👀

One of the mortgage pros I trust told me about a variable rate deal that's the deepest discount he's seen in OVER A YEAR. It's unadvertised, so I can't post the number. And it's only around for about two weeks.

Here's the thing though. A great rate only helps if you're ready to move on it.

Buyers usually arrive with a purchase price in mind. That's one number, and on its own it doesn't tell you whether the home works.

Number one — your monthly carrying-cost ceiling. Mortgage principal and interest, property taxes, insurance, condo or maintenance fees, utilities, and a buffer for the things that break. The figure that keeps your actual life intact after you move in.

Number two — the cash you need up front. Down payment, deposit, closing costs, and the money it takes to actually move and set up.

Know both and you can walk into any listing knowing immediately whether it's a real option. Know one, and you find out the hard way.

There's a name for this: the changeover gap.

In a hot market, your home sells for more — and so does the one you're buying. In a softer one, your sale comes down and so does your purchase. A lower sale price doesn't automatically mean a worse outcome. Sometimes it means a better one, because the gap you have to cover got smaller.

The mistake is measuring the move by one number instead of the distance between two.
