Imran has always had a fascination with investing in property, and growing up he was exposed to renovations, property management, and property development. He started his first investments in condos in 2008, and rented them out to professionals in the downtown core. He then grew his portfolio by purchasing houses or condos to construct, renovate, and rent out/sell. He is able to ident

ify issues with a house and is an expert in how to solve problems. He thrives on challenges and has been fully involved in the construction work himself, including framing, wiring, and plumbing. Notable projects he has been involved in to add value to a home include underpinning a basement, lifting a wooden house to give height to the basement, obtaining city permits to build home additions and to add multiple dwellings in a house. Imran is a perfectionist in design, development and management of property. He is fierce when it comes to redesigning space for maximum use, whether for personal use or for rental properties. Imran is also a CFA (Certified Financial Analyst) with a keen interest to maximize income potential when seeking real estate opportunities. Armed with a wealth of knowledge, Imran has developed a simple repeatable process to build wealth in real estate and he wants to share this knowledge with others. WINNIE CHEUNG

Winnie’s family has always invested in real estate in Toronto. Growing up, managing tenants and taking care of property was the norm. She knew that it required hard work, and dealing with tenants can be extremely time consuming. However, she also knew that it can be quite lucrative over time. She bought her first investment property in 2012, upgrading and renovating a house in Toronto’s east end. Buying property that is underutilized and upgrading the design and layout to increase rent allows you to increase value of an existing property. Winnie has invested in several projects since and does not plan on stopping. Winnie is also a CA (Chartered Accountant) with expertise in project management and has developed a streamlined process to manage properties and tenants. She has a passion to build wealth in real estate and share this knowledge with others.

The Bank of Canada increased interest rates, yet again. With a variable mortgage on our home, we are definitely feeling the pinch. We do hope that in the next year or so rates will finally start to come down. Until then, there are options.

Talk to your bank or mortgage broker who can help work out options to possibly help you better manage your monthly payments. The Government of Canada has released guidelines of relief measures for those facing exceptional circumstances. With the poor air quality from wildfire smoke, remember to change your furnace filters and use the highest-rated air filters for your system. It’s also best to set the fan to recirculate air constantly.

Changing your filter regularly, at least every 3 months, will help prevent dust, dirt, bacteria and allergens from building up in the air of your home. A clean system also lasts longer and helps reduce energy costs.

Having/buying a home doesn’t have to mean high maintenance. Have a good checklist and set reminders. Getting things done to help protect your family and those you care about are important. And don’t forget to take care of it for your tenants too.
