April's GTA numbers are out, and whatever your situation—thinking about buying, selling, or just vaguely wondering if now is the time—there's probably more reason to have that conversation than you think.

Prices, on average, are still running about 5% lower than a year ago. Sales were up 7% year-over-year. New listings dropped. That's good news in different ways depending on where you sit: Lower prices have brought more buyers back. And more buyers in the market means sellers actually have someone to sell to. Things are moving more easily for homes that are priced correctly.

It's not uniform across the city or by home type. Some neighbourhoods are seeing real competition right now. Others have more breathing room. What actually matters is what's happening in your specific area, for your specific situation

After a few weeks on the market, this listing encounter a small setback—a good conditional offer that ultimately didn’t firm up due to the buyer’s personal circumstances.

Last month, GTA sales numbers did something they haven’t done in a while: sales ticked up year-over-year for the first time since September. At the same time, new listings dropped significantly, about a third of freehold homes in Toronto sold over asking, and average prices are still running lower than a year ago — making for a genuinely mixed picture, but a more active one than we’ve seen in some time.

But the thing about averages is they smooth out the outliers — and right now, the outliers are telling the real story. Some pockets of the city are seeing real competition, real offer nights, real traction for sellers, and real disappointment for buyers who keep missing out. Other pockets? Still slow, with lots of room to negotiate.

What that means for you depends entirely on what you’re trying to do — and where.

Sales activity ran well below 2025 levels, inventory remained high, and the average sale price in the GTA was just under $1M (about 6% lower than this time last year, with more pronounced declines in the 905 compared to the 416).
