After nearly two years on the sidelines, institutional capital is moving back into GTA multi-family. What changed?

GTA multi-family investment activity increased significantly in Q1 2026, reflecting a notable shift in transaction activity and capital deployment.

Transaction volume rose 228% year-over-year as institutional investors, pension funds, and private capital became more active following the 2024–25 repricing cycle. At the same time, average cap rates expanded to 4.95% while pricing per unit remained relatively flat, contributing to improved acquisition underwriting conditions.
