Is Canada’s rental market beginning to show signs of stabilization?

National apartment vacancy declined 40 basis points to 4.7% in Q2 2026—the first quarterly decline since Q4 2023.

While the change in direction is notable, vacancy remains above the 4.1% recorded in Q2 2025, and conditions vary by market.

For multi-family investors, vacancy is one indicator to consider alongside local supply, demand and broader market fundamentals.

A target return is only part of the story. The assumptions behind it matter too.

For advisors evaluating private real estate, understanding how net operating income (NOI) and capitalization rates interact can provide useful context when assessing valuation assumptions.

In this post, we break down:

✔ How NOI relates to estimated property value
✔ Why changes in NOI may influence valuation
✔ How capitalization rates can affect that relationship
✔ Which questions advisors may want to consider during due diligence

The key takeaway: valuation is not driven by NOI alone. Market conditions, cap rates, asset quality, and ex*****on all remain important considerations.

Understanding the assumptions behind a return target can help support a more informed evaluation process.

If access is no longer the barrier, what should advisors be evaluating next?

A recent Wealth Professional article highlights a shift from simply accessing private markets to considering how they may fit within broader portfolio construction.

In Q1 2026, Capital Integration Systems (CAIS) reported increased flows across several alternative strategies, including real estate and infrastructure.

As access expands, liquidity, risk, structure, suitability and time horizon remain important considerations.

How do you see private markets fitting into long-term portfolios?

A great day on the course with even better company. ⛳

Lankin Investments was proud to sponsor a recent golf event at Copper Creek Golf Club, where our team hosted a booth and brought a little friendly competition to the day with a closest-to-the-pin challenge.

It was a fun opportunity to connect with attendees, enjoy the atmosphere, and spend time with members of the broader community outside the office.

Thanks to everyone who stopped by, took a swing, and made the day such a memorable one.

If retirement could span 30 years, how might that change the way we think about long-term investing?

An https://hubs.ly/Q04tq8rX0 article explores how increasing longevity is broadening the traditional retirement-planning conversation. For some Canadians, retirement may span 25 to 30 years, during which income needs, family responsibilities, housing decisions and estate-planning priorities may evolve.

A longer retirement horizon can introduce additional considerations when evaluating how a portfolio aligns with an investor's objectives and risk profile over time.

For investors and advisors, those considerations may include:

→ Income needs
→ Liquidity requirements
→ Diversification
→ Risk tolerance
→ Investment time horizon
→ Estate and family objectives

Depending on an investor's individual circumstances, objectives and risk profile, private real estate may be one of several asset classes considered as part of a broader long-term portfolio strategy.

What happens when Canada’s housing market stops moving in one direction?

RBC’s July 2026 housing data highlights increasingly different conditions across major Canadian cities, with resale activity, pricing and inventory trends varying by market.

For advisors and investors, national trends can provide useful context, but local factors such as affordability, supply, demographics, employment conditions and property-level fundamentals may also be important when evaluating residential real estate.

In our latest article, we explore why market selection is one consideration within a broader approach to assessing Canadian multi-family real estate.
