Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
Single-family home sales are on the rise in the Greater Toronto Area, helped along by the expanded HST rebate—a trend I’m watching closely for buyers and sellers alike. Meanwhile, condo sales are still lagging, and we’re seeing resale inventory become even more limited, which could add pressure to prices moving forward. Housing starts have ticked down a bit, and on the city side, Toronto is piloting new AI technology to streamline building permits. As someone who follows every shift in our local market, I keep my clients and colleagues updated on the details that shape your real estate decisions. If you’re keeping an eye on opportunities or changes in the GTA, these are the updates to know this week.

Toronto Home Prices Edge Lower
In Toronto’s real estate market, we’ve seen home prices edge down just 0.1% month-over-month in Mid-Q3—a small dip that feels more like a breather than a significant shift. Resale activity was also softer, sitting 2.1% below last year’s levels at this point in the quarter. The numbers suggest Toronto is in a gradual adjustment phase, not a dramatic reset. This cooling period aligns with a wider trend across the region, where Mid-Q3 brought a brief pause and only a marginal price change. As we look ahead, the consensus is for continued stability into 2026 and 2027, though Toronto’s recovery will likely move at its own pace compared to neighbouring areas. As always, staying informed is key—especially in an evolving market like ours.

Small-Scale Infill Is (Finally) Showing Up In Toronto's Housing Data
We're starting to see a real shift in Toronto's housing landscape—small-scale infill projects such as accessory dwelling units and multiplexes are now making up about 10% of housing starts nationwide. This growth is largely thanks to recent zoning reforms, which have made it easier for these types of homes to be built, even as single-detached home construction has slowed. As someone who works daily with buyers and sellers navigating the city’s evolving neighborhoods, I’m seeing firsthand how these new options are reshaping choices and opportunities. If you’re curious about how these changes might impact your next move, or just want to stay updated on the latest trends, I’m always happy to share what I’m seeing on the ground.

Toronto Ranks 20th Worldwide
Toronto has secured the 20th spot among 1,000 global cities in a 2026 index, maintaining its position in the top 25 thanks to resilient economic strength and a talented workforce. Yet, as a real estate professional with Royal Lepage Signature Realty, I see the other side of this achievement: the city's housing affordability continues to impact its overall Quality of Life ranking. According to the same index, Toronto's median multiple reached nearly 7.5 in 2026, placing us among the least affordable major markets reviewed that year. It's a reality I help clients navigate every day—Toronto residents are spending a greater share of their income on housing than almost anywhere else worldwide. Ongoing supply challenges, with housing starts projected to slow further through 2026, remain a key reason why affordability continues to lag behind our economic momentum.

Toronto, Vancouver housing still hugely desirable despite recent challenges
Even with recent hurdles, it's clear that Toronto and Vancouver remain among the world’s most sought-after cities for real estate—ranking 20th and 24th globally, thanks to their robust economies. Yet, the high cost of housing continues to impact overall Quality of Life scores. The numbers are striking: Canada needs to add between 430,000 and 480,000 homes every year to make a real difference in affordability, a goal we still haven’t reached. As someone who works with buyers and sellers every day, I see how these trends shape the market and influence the choices available to you. If you're curious about how these shifts could affect your next move, I’m always happy to share insights from my experience at Royal Lepage Signature Realty.

Can Toronto Finally Turn the Corner in 2027?
Looking ahead to 2027, Toronto's real estate landscape could be on the verge of a meaningful shift. After a lengthy correction, we're still seeing plenty of listings on the market, which gives buyers more negotiating power than we've seen in recent years. TD forecasts that the Ontario market will start to strengthen as the year unfolds, after a softer 2026. If borrowing costs move lower, that should help boost activity, but a steady influx of condo supply will continue to play a key role in shaping how things evolve. While price stabilization is expected before we see any robust growth, a return to the rapid gains of a few years ago isn’t likely just yet. As always, staying on top of these changes is essential for anyone making real estate decisions in Toronto. — Janey Luong, Royal Lepage Signature Realty
