The GTA condo market showed clearer signs of cyclical recovery in May as new condo listings fell for a ninth consecutive month, including a 24% annual drop, helping bring inventory down from its peak.

Entry-level affordability continued to support buyer activity, while Urbanation noted that falling completions from the 2024–2025 record high are expected to further improve condo supply metrics through the remainder of 2026 and help support price stability.

GTA demand continued to improve in May, with sales rising 6% year-over-year to 6,583 transactions as lower prices and five-year fixed mortgage rates stabilizing just above 4% helped draw more buyers back into the market.

Urbanation also noted that May’s stronger labour market, including an increase of 154,000 in full-time employment, provides an important foundation for buyer confidence, though sales activity remains below typical spring levels.

GTA supply conditions tightened in May as new listings fell 19% year-over-year to 17,698 homes, while sales continued to rise, pushing the sales-to-new listings ratio up to 37% from 28% a year ago.

This shift is gradually reducing inventory and rebalancing the market, although Urbanation notes that activity remains quieter than a typical spring market and supply is still elevated relative to long-term norms.

GTA home prices continued to adjust in May, declining 4.6% year-over-year to $1,069,700, but the pace of decline narrowed as sales rose for a third straight month and new listings fell sharply for a fifth consecutive month.

With five-year fixed mortgage rates stabilizing just above 4% and prices down from peak levels, affordability has improved relative to 2022.

However, Urbanation notes that several more months of demand outpacing supply will be needed before meaningful upward price pressure emerges.

Grammy AKA Gigi. The matriarch of our family. An icon in every sense of the word 🤩

She was always ahead of the trends; blue hair, grills, toe rings, permanent makeup tattoos- you name it. At 95, she was still living independently, still working on her house daily (“Pride of ownership!”, she’d stress to us), and proving that grit, determination, and a strong work ethic never go out of style.

She taught us to work hard, appreciate what we have, that family is first, to look out for our community, and always find ways to help others. Last year for her birthday, all she wanted was to buy coffee for the people behind her in the drive-thru. She was always thinking of someone else.

There was always candy in the cupboard for the kids and grandkids, Christmas wasn’t Christmas without her shortbread and famous mocha cakes, and nothing made her happier than seeing how close our family was.

She was hilarious. The queen of spicy novels and unforgettable “Grammy-isms.” If we were all dressed up she’d laugh and say, “Pride’s painful!” After a night out she’d ask, “Did you see anyone you liked better than yourself?” And if you were nursing a hangover she’d remind you it was entirely self-inflicted. Her laugh could fill a room, and her sass was unmatched. Her cheeky comments at 95 reminded me that growing old is a choice, she was so young at heart.

Her makeup was always done, the girl never slipped 💅. If there was a will, there was always a way with Gram. She seemed indomitable, and a part of me truly thought she’d live forever.

She left us on Canada Day, a country she loved deeply and was so proud to call home. And now she’s reunited with the love of her life, Grampy, just before what would have been their 75th wedding anniversary. I just know it was the sweetest reunion ever 🫶

Thank you, Gram, for showing us what strength looks like. For teaching us that family comes first, hard work matters, kindness costs nothing, and joy is found in the little things. We’ll keep laughing at your sayings, baking your recipes, and carrying your lessons with us every day.

What I’ve been up to lately! 🏡

Three tenant-repped closings across the city, each one with its own little story:

→ 2 Harold St (Upper) - Got my client into a great fully renovated upper unit in Mimico, perfect location for commuting easily downtown.

→ 256 Annette St (Upper) - A Junction win for clients who wanted neighbourhood vibes, office space and outdoor space, without giving up the city.

→ 50 Charles St #4303 - Short term furnished lease for a co-op student moving in from out of town. These are surprisingly tricky to track down, but we landed a solid one right at Yonge & Bloor.

Repping tenants is honestly one of my favourite parts of this job.

The Greater Toronto Area housing market showed renewed momentum in May, with more homes selling and fewer properties coming to market compared to the same time last year.

This shift is gradually bringing the market back into balance after an extended period of elevated inventory. As buyers absorb available homes, competition has started to increase in some communities, which could help stabilize prices and support future growth.

Improved affordability has been a key factor driving activity this spring. Lower home prices compared to last year, combined with reduced borrowing costs, have made homeownership more attainable for many buyers who had been waiting on the sidelines.

In May, 6,583 homes were sold across the GTA, up 6.3% from a year ago. At the same time, available listings fell 13.3%, contributing to tighter market conditions.

The trend was even more apparent compared to April, with home sales up 10% month-over-month while new listings declined slightly. This suggests buyer demand is strengthening faster than new supply is entering the market.

While home prices remain lower than a year ago, signs of stabilization are emerging. The average GTA home sold for $1,069,700 in May, down 4.6% year-over-year, but up slightly from April.

The condominium market across the GTA continued to face downward pressure on prices as new unit completions added supply. Despite this, condo sales rose nearly 8% year-over-year, showing that improving affordability and lower borrowing costs are drawing buyers back into the market.

For buyers, today’s market still offers choice and negotiating power. For sellers, improving demand and declining inventory may create more favourable conditions as the year progresses.
