โ–ช๏ธPrices are down from 2025. But the data underneath tells a different story.

โ–ช๏ธSales up 1.7% YoY while new listings dropped 16.7%. That alone isn't alarming.

โ–ช๏ธBut lease listings just hit an all-time high for March. Sellers who can't get their price are renting instead. Great for tenants. But that inventory is leaving the purchase market quietly.

โ–ช๏ธDurham is proving resilient. Every region under 4 MOI. Whitby and Ajax nearly in seller territory.
