Home affordability finds its footing, but rising rates could change that
Recently, we've seen Canada's average five-year fixed mortgage rate climb to 4.55% as of August. Interestingly, this hasn't caused a major shift in monthly payments for most buyers. The real story behind improved housing affordability is the drop in home prices, especially in key markets like Toronto, Vancouver, and Montréal. As someone who works every day with buyers and sellers across Ontario—right here from our base on Sheppard Avenue West—I know how closely these market shifts impact decisions about houses and condos. It's a reminder that while rates matter, price trends in our cities can open new doors for those navigating the residential market.

Toronto Affordability Gains Are Tapering
Affordability in Toronto real estate continues to be a headline concern, and the latest numbers show the pace of improvement is slowing. In Q2, Toronto’s aggregate affordability measure ticked down by about 1 point to approximately 64%—still leaving our city among the least affordable of all tracked markets. Most of this recent relief comes from income growth, while home prices are showing early signs of settling. Notably, this quarter marked the smallest affordability improvement since the recovery began in Q1 2024. Condos, in particular, are now at their most accessible level since 2017, offering buyers a more attainable way into the market. Even so, Toronto’s overall affordability burden remains the second highest, only about 1 point away from a possible ranking shift. As someone who works with buyers and sellers across all types of homes, I see firsthand how these market shifts play out for clients seeking the right fit in our evolving landscape.

'Temporary detour, not a derailment': RBC on latest market slowdown
August brought a modest 0.7% dip in Canadian home resales, and the market’s pace has become more varied from region to region. Prices and sales are shifting in different directions depending on the area, while many buyers are navigating the reality of renewing mortgages at higher payments. Still, inventory levels are balanced and borrowing costs remain steady, maintaining a sense of stability beneath the headlines. In my experience working with residential properties across Ontario, I find these moments are more of a temporary detour than a true derailment—markets adapt, and so do the people in them.

GTA new single-family home sales surge 246% in July as Ontario's expanded HST rebate drives buyers back to market
July saw a remarkable 246% jump in new single-family home sales across the GTA, a clear sign that Ontario’s expanded HST rebate and builder incentives are making a real impact for buyers. Even with an 8.5% dip in prices, the combination of tax relief and creative builder offerings is drawing many back into the market, especially for houses. Meanwhile, new condo sales remain quieter, as stricter rebate rules present more of a challenge. For anyone considering a move in Ontario, it’s wise to keep savings on track, manage debt carefully, and look into local affordability programs. As someone who helps clients navigate both houses and condos in our area, I’ve seen how the right strategy can open doors even when the market shifts.

Single-Family Homes Enjoy Stable Market with Steady Demand
August brought a noticeable cooling in homebuyer competition across the Greater Toronto Area. Only 2% of neighborhoods saw homes attract multiple bids, while a significant 79% of properties sold below asking price. This trend was even more pronounced for single-family homes—95% of those neighborhoods, along with 98% of condo areas, saw sales close under list price. As someone who works daily with buyers and sellers of both houses and condos throughout Ontario, I’m seeing firsthand how these shifts in demand are shaping the residential market. It’s a time when approach and local expertise matter more than ever in navigating evolving opportunities.

GTA new home sales rebound masks a condo market in retreat
We're seeing a fascinating divide in the GTA new home market right now. Single-family home sales have jumped to 781 units—an impressive 50% above the average, likely influenced by the expanded HST rebate. Meanwhile, condo sales tell a different story, with numbers dropping to just 237 units, which is 80% below average. On the pricing side, single-family homes have adjusted downward by 8.5% to $1.36M, while condo prices have inched up 2.5% to $1.05M. With 18,546 units currently available, it’s a market that’s shifting in real time. As someone who works every day with both houses and condos across Ontario, I’m watching these trends closely to help clients navigate their options with confidence.

Toronto Ranks 20th Worldwide
Toronto has secured the 20th spot among 1,000 global cities in a 2026 index—a testament to the city’s economic strength and the robust talent pool that continues to drive demand here. Yet, even as Toronto shines on the economic stage, the same index highlights how housing affordability remains a challenge, impacting overall quality of life. For 2026, Toronto’s median multiple is reported at 7.5, placing our city among the least affordable major markets surveyed. According to the experts behind these rankings, residents here devote a larger share of their income to housing compared to almost anywhere else worldwide. Ongoing supply shortages, with housing starts expected to slow further through 2026, continue to shape this reality and explain why affordability improvements haven’t yet made up ground. As someone who lives and works in Toronto residential real estate every day, I see firsthand the impact these numbers have on buyers and sellers across our community.
