𝗜𝘀 𝘁𝗵𝗮𝘁 𝘁𝗵𝗲 𝗦𝗽𝗿𝗶𝗻𝗴 𝗺𝗮𝗿𝗸𝗲𝘁 𝗰𝗮𝗹𝗹𝗶𝗻𝗴 𝗲𝗮𝗿𝗹𝘆 𝘁𝗵𝗶𝘀 𝘆𝗲𝗮𝗿?! 🌷

In February, home sales in the Toronto area surged by 17.9% compared to the previous year, with a total of 5,607 properties changing hands.

This increase 📈 was accompanied by a notable rise of 33.5% in new listings.

The uptick in sales activity 📊 can be attributed in part to homebuyers anticipating future rate cuts and recognizing that the era of waiting for the “bottom of the market” may be coming to an end. 🚫

The January inflation numbers showed a drop to 2.9%, which is a driving factor of the Bank of Canada’s 🏦 interest rate decisions going forward.

A growing number of homebuyers have also come to terms with elevated mortgage rates over the past two years.

We are experiencing a high level of activity in entry-level freeholds, especially in the 850k-1M range, which we are seeing sell rapidly and often times in multiple offers.

However, the condo market remains at a slower pace due to high inventory levels, providing buyers with a wide selection. With many condos owned by investors, some are feeling the pinch of interest rates and opting to sell to avoid monthly losses.

Typically, we witness a surge in demand in the freehold market before the condo market follows suit. The trajectory of interest rates will play a crucial role in stimulating activity in the condo market. 🏢
