One thing I sometimes recommend sellers do before listing their home is remove visible alcohol bottles from the property.

Not because there’s anything wrong with drinking, but because when you’re selling a home, the goal is to make the space feel as neutral and welcoming as possible to every buyer walking through the door.

Different cultures, lifestyles, and personal beliefs view alcohol differently. Small details can subconsciously affect how people feel inside a home more than most sellers realize.

Now if it’s a luxury property with a custom wine cellar or a beautifully designed bar area, that’s different , at that point it becomes part of the home’s character and experience.

But for most homes, cleaner and simpler usually works best.

Real estate is psychology as much as it is sales.

A lot of people focus on the lowest commission…

But they don’t ask the real question:

What is that actually costing you on the purchase price?

If your agent isn’t willing to pick up the phone, negotiate properly, and push for better terms…

How hard do you think they’re going to fight for you when it really matters?

Real negotiation happens in conversations, not emails.

And in a competitive market, that difference can be tens of thousands of dollars.

Hire experience. Hire strategy. Not shortcuts.

One of the craziest home inspections I’ve ever witnessed was on a luxury new build during the pandemic.

At the time, builders were popping up everywhere trying to keep up with demand. Some projects were amazing… others were clearly rushed.

This property looked beautiful online. Modern design, luxury finishes, high price tag.

But once the inspection started, the problems started showing up fast:
Missing shingles on a brand new roof, floating shower tiles without proper support behind them, and a 100 amp electrical panel in a 3,000+ sqft home that kept tripping.

That experience taught me something important:

Just because a home is NEW doesn’t mean it’s WELL BUILT.

Dont skip inspections.
Never assume luxury means quality.
And never let emotions blind you during a purchase.

Some of the biggest problems in real estate are the things you can’t see in photos.
