DONE AND DONE ! Unit 509 - 9 Spadina has been LEASED!!!!
🥊 The rental market during this pandemic has been TOUGH!
🤔 First off, we didn't even know how or when we could put the property on the market.
⛑ Then news came that real-estate was an essential service so we could proceed.
🚫 Then the condos told us we couldn't leave keys and that we would need to vet, get disclosures and be on-site for every showing to exchange the keys with other agents.
😱 People were too scared to view, even we were afraid to show. The market stood still for awhile.
⏳ Nothing was moving, units were sitting on the market for an average of 60 days in my hood (normally less than a month!)
🏨 We had to compete with hundreds of airbnbs that flooded the market.
📄 There were delays from tenants on getting the documents needed.
Still.... nothing.
➡️We invested in targeted facebook and instagram ads.
➡️We used innovative online marketing techniques.
➡️We did a virtual open house of the unit and community.
We appealed to our networks to find us an amazing person that was going to love the unit as much as my clients did!!
🚨How did we stand out??🚨
✅ We started by deciding what type of tenant my client wanted and marketed specifically to that demographic.
✅ We gathered all possible tools and used all of them to give as much information upfront as possible.
✅ We NEVER wavered on the value, the location and the amenities - we were honest, transparent and flexible.
