Here's how we'll create the right list of homes for you!
Highly underrated yet super important! It's important to ensure that the properties I send to your inbox all make sense.
Nothing says bad realtor like someone who sends you listings that make zero sense. It comes across that I'm not listening to your needs.
Unless you have an abundance of time(which no hard worker Torontonian has)... it's vital to ensure that we're viewing properties that make sense.
I don't want to waste either of our time on showings with properties that don't make sense.
How are we going to create this list?
You'll have to be transparent. It's important to be on the same wave length.
When we walk through the door together, we know if it's the right fit or not.
We're going to take your budget and line it up with your requirements(location, beds, baths, parking, etc).
If it works, we can get started putting lists together based on your criteria.
If it doesn't, then I'll likely have the be the bearer of bad news.
Time to pivot.
We'll either start looking at different locations... or adjust your criteria for that same location.
Remember buying your first or even second home will likely not check every box. However we're going to do our best to make sure we check off as many as possible.
Once we're in realistic territory, I'll be sending you listings daily as they hit the market. .
In Toronto, it's crucial to act quickly.
Two portions of my day are spent looking at new inventory. It's important to get through the door first. I understand this, and you as the buyer will come to learn this when we get out there and look for homes.

SlƔinte Scotia!

The story of 36 Scotia.

What an interesting one this one was!

Originally we thought we had met destiny when our first offer was on a street very familiar to them!

Turns out, the seller wasn't familiar with current market values sadly.

Onwards we moved to this little beauty of a bungalow.

Initially we had started with a offer to negotiate with.

The sellers signed back to us... Which left the ball in our court.

Another buyer had come in submitting an offer(despite not being allowed to at this point).

So, ball was in our court, we accepted the offer. Afterwards we found out that it was much higher than what we had been signed back for.

Now, they get to call themselves proud new home owners of a detached bungalow(for welllll under 1 million in Toronto I might add) with a beautiful backyard to do what they please with!

Another Upsize complete for 2 of the nicest people I've ever met! And I'm honoured that they chose me to be their guide through it.

The Morning Routine!

Some of us have to religiously use it every single day.

Some are flexible.

Some don’t have one at all!

I am a follower of Alex Hormozi. He’s an entrepreneur in the US who has a work harder, no one cares kind of attitude.
He’s also dispelled morning routines over and over with his social media content.

Essentially, he wakes up, works a bunch. Takes some meetings, works some more, and then goes out for dinner with his wife.

You then have other entrepreneurs who tell you they exercise, take an ice bath, meditate, etc to get their day started. I feel like some routines are upwards of 2-3 hours, which is insane to me.

I’ve thought about my morning routine as I’ve gotten older and have tried implementing various different things.

For one, I don’t like working out.

But, 30 minutes of working out is much more tolerable than a day spent feeling like crap.

Hopped on the wim hof train and did cold showers daily in the morning for a while. I get the idea of it, that being uncomfortable will help you become more tolerant. But I don’t love it.

Meditation, while excellent for the nervous system and helping neutralize the stress of living in a country that is taxed to death… Also difficult for me to do consistently.

So I’m curious to hear your morning routine… And if you’ve seen benefits from it.

The only constant for me personally, is working out 4-5 days a week and doing exercises for my hernia to keep my diaphragm strong.

I also need to eat slower and not overeat…. 2 incredibly difficult tasks for me… I love food! 😭

But I’d love to hear what your mornings consist of… And if you’ve found great benefit from it!
