Cari was raised in Toronto’s west end and Paul in old Brampton. Cari’s knack for negotiating and business experience partnered with Paul’s research and analytics quickly accelerated their career to a 100% referral based business model. Cari and Paul obtained their Residential and Commercial Designation in 2012, and have experience in Land Assemblies, specifically for acquisition for condo development. They also have experience in the Commercial Property Management field. Cari is an appointed Residential/Commercial Arbitrator and Mediator for the Toronto Real Estate Board (2012 to present) and was the President/Board of Director for Domus in Yorkville’s Condo Corporation (TSCC 1474), (2012-2016) She has worked alongside Designer and Architect, Giannone Petricone Associates and Trican in renovating and re-designing the luxurious Domus in Yorkville’s lobby and corridors. Cari and Paul have obtained numerous awards for their Real Estate transactions - noting that real estate is not about the quantity of transactions completed or the commission collected, but rather the quality of work and favourable results for their clients. By providing information and analytics they enable their clients to make informed and opportunistic decisions in this competitive market. Cari and Paul’s qualitative business model drives their repeat clientele and their client testimonials attest to their unique abilities. Cari and Paul have personally lived in several Toronto neighbourhoods including Mimico, Yorkville, Leaside, and the Beach and have invested in real estate throughout the years including residential investment properties, condos, and houses. They feel strongly about community involvement and have engaged in local development and organizations, including the Bloor-Yorkville Business Improvement Area (BIA) and the Yonge-Bloor-Bay Business Association (YBBA). 📊 July’s Toronto real estate numbers are in and there’s more to the story than the average price.

Here’s what we’re seeing:

🧾 Sales: 5,995 ↓ 0.9%
📥 New Listings: 14,484 ↓ 17.8%
📦 Active Listings: 26,098 ↓ 12.1%
🏷️ Average Price: $1,003,956 ↓ 4.5%

The headline? Inventory is tightening.

Sales have remained relatively steady, but significantly fewer homes are coming onto the market. With active listings also down compared to July 2025, buyers are finding fewer options available.

Prices are still below last year’s levels, but as inventory continues to tighten and buyer activity strengthens, we’re seeing signs that market conditions are beginning to shift.

What do this month’s numbers tell us?

✔️ More buyers are returning to the market.
✔️ Fewer homeowners are listing their properties.
✔️ Inventory continues to decline.
✔️ Home prices remain below last year’s levels but have started to edge up from May.

Here’s the breakdown:
🧾 Sales: 6,770 (+9.4% YoY)
📥 New Listings: 17,282 (-12.9% YoY)
📦 Active Listings: 27,329 (-13.5% YoY)
🏷️ Average Selling Price: $1,058,658 (-3.9% YoY)

With sales increasing and fewer homes hitting the market, the balance between buyers and sellers is shifting. While buyers still have options, we’re seeing signs of a more competitive market as we head into the second half of 2026.

Is The Toronto Market Shifting ?

📈 Home sales are picking up.
📉 New listings have slowed.
🏡 Home prices are becoming more stable after months of decline.

According to CREA, one of the key shifts in recent data is tighter market conditions driven by reduced supply. With fewer homes available for sale, properties are spending less time on the market, and sale-to-list price ratios are tightening, meaning homes are selling closer to asking price than they were earlier in the year.

As a result, prices have stabilized following the softness seen earlier this year.

It’s not a booming market, but it is a tighter, more balanced one than before.
