Buyers Behave Two Ways - Waiting For vs Worried About Price Falling

A minority of buyers is pessimistic and expects the market crash in next few years resulting in housing price easily affordable. Most buyers are waiting for the optimal time at which the prices may drop a bit or more further. No one can time the market perfectly. Now, it is the Buyer's market with more options available and price negotiations. We have seen a decline in housing prices compared to the peak of insane market in 2022.

As per the sources from TRREB, home prices are still well above 2019 levels, the economists say the current decline is more like a post-pandemic correction, following the unsustainable rise in home prices from 2020 to 2022. The home price adjustments have improved the affordability.
