A Buyer pulls up to a home for the first time.

Before they evaluate the kitchen.
Before they look at the finishes.
Before they start imagining themselves living there.

They see the exterior.

And one of the first things they encounter is the driveway.

It’s easy to overlook because a driveway isn’t usually what comes to mind when we think about preparing a home for sale.

But selling a home is about more than the major features. It’s also about the cumulative impression created by the details.

A driveway with cracks, stains or weeds around the edges can make a property feel less maintained. On the other hand, a clean and well-kept driveway can contribute to a stronger overall presentation.

That doesn’t necessarily mean replacing it.

Toronto & GTA Sales Stats | July 2026

While home sales across the Greater Toronto Area remained relatively steady compared to last July, one of the key trends that continued was the decline in new listings. Despite fewer homes coming to market, buyers still have a range of properties to consider and continue to take a thoughtful, value-focused approach to their search.

In July 2026, 5,995 homes were sold across the GTA, just 0.9% fewer than the same month last year. New listings declined 17.8% year-over-year, while active listings were also down 12.1% compared to last July. Together, these trends suggest the market is gradually finding a better balance between buyers and sellers.

Today's market continues to reward preparation and strategy. Buyers are taking the time to compare properties, negotiate where appropriate, and focus on homes that offer strong value. For sellers, success still depends on pricing strategically, presenting their home well, and understanding how buyers will compare it to recent sales as well as competing listings. As we move toward the fall market, buyers and sellers alike will benefit from staying informed and making decisions based on current market conditions.

Toronto & GTA June 2026 Sales Stats.

The Toronto Regional Real Estate Board's June 2026 Market Watch report showed continued improvement in GTA home sales, while new listings declined year-over-year.

The GTA housing market saw 6,770 homes sold in June 2026 - up 9.4% compared to June 2025 and 9.0% compared to June 2024.

At the same time, new listings declined 12.9% year-over-year, while price declines continue to slow, indicating the market is gradually finding a better balance between buyers and sellers.

Today's buyers remain informed and selective, carefully evaluating value before making decisions. Homes that are priced strategically, marketed effectively, and presented well continue to attract strong interest. While buyer activity has improved compared to last year, the summer market typically brings a more measured pace.

For sellers, fewer new listings can mean less competition in certain neighbourhoods than this time last year, creating opportunities for homeowners who are properly prepared before listing. However, pricing, presentation, and a thoughtful marketing strategy remain essential to achieving the best possible outcome.

For buyers, improved affordability continues to create opportunities supporting purchasing decisions, particularly for those who are prepared and focused on long-term value.

Just a friendly reminder that the Vacant Home Tax (VHT) declaration deadline is April 30th.

If you own residential property in Toronto, you are required to declare your home’s occupancy status every year — even if:
✔️ You live in the property
✔️ It’s tenanted
✔️ It qualifies for an exemption

⏳ Deadline: April 30, 2026
