Toronto & GTA May 2026 Sales Stats.
The Toronto Regional Real Estate Boardโs May 2026 Market Watch report showed a modest increase in GTA home sales compared to May of last year, while new listings declined year-over-year.
As we move further into the spring market, buyer activity has continued to improve compared to last spring, supported by lower borrowing costs and improved affordability. While average home prices remain below last yearโs levels, buyers are benefiting from better affordability and increased negotiating opportunities.
Looking at the last three months compared to the spring market of 2025:
๐ March 2026 โ Sales increased while new listings declined
๐ April 2026 โ Sales increased 7.0% while new listings declined 9.3%
๐ May 2026 โ Sales increased 6.3% while new listings dropped 18.9%
The reality is that homes are selling every day across the GTA. What's changed is buyer behaviour. Today's buyers are more informed, more selective, and more focused on value than they were a few years ago. The days when almost any property could attract interest regardless of condition or price have largely passed.
Instead, homes that are priced appropriately, marketed effectively, and presented well continue to attract strong interest. Properties that miss the mark on pricing often sit longer and require adjustments before finding the right buyer.
For sellers, fewer new listings can mean less competition in certain neighbourhoods, but strategic pricing and presentation remain essential. For buyers, opportunities still exist, especially with properties that have been on the market longer, while improved affordability continues to support purchasing decisions.
If these trends continue through the summer months, the market could move toward more balanced conditions, supported by steady buyer activity and a more measured pace of inventory growth.
