What’s happening in the GTA real estate market this fall? The usual September rebound is looking a little different this year.

August ended with 5,057 GTA home sales, down 2.1% from last year. New listings fell 14.1% to 12,075, while active inventory declined 11.3%. The average selling price was $993,410, down 2.7% from August 2025.

So what does this mean for buyers and sellers?

🔑 For buyers: Affordability has improved, borrowing costs have eased, and there may still be opportunities to negotiate—but economic uncertainty continues to affect confidence.

🏡 For sellers: With fewer homes coming to market, the amount of competition—and how buyers respond to new listings—will be important to watch this fall.

📈 The big question: Will sellers return after Labour Day, and will buyers follow?
