Car collides with house? This is the most unusual clause I've ever used in an offer: "The buyer acknowledges that on July 28, 2021 a Black Dodge Durango collided into the subject property causing damage, the full extent of which is still unknown. Notwithstanding this incident, the buyer still agrees to accept the property on an "as is" basis knowing that there may be further issues as a result of this collision which may include but not be limited to issues with home insurance, financing and title insurance. The buyer acknowledges and agrees that the vendor is under no obligation to repair any of the damage described herein, and it is the buyer's responsibility to investigate this matter further should the buyer require further details." The sale closed successfully.

A unique property occasionally crosses my desk and it's impossible not to take notice. This is the most recent. A large island on a remote lake adjacent to Algonquin Park accessible by float plane or old and difficult logging roads - off the grid. Only one other property on this large lake. Ah, the romance of the north overwhelms some of us. It's only $599,000 but make sure your bank account has a lot of zeros. You'll need to finance all that goes with it. I can't personally show it to you but I'm happy to arrange a showing with someone who can.

This short summary of our local market was filmed yesterday, November 27, 2020.

As we enter this new and challenging phase of the world order, I thought it would be a good time to bring everyone up to date on the state of the Ontario real estate market. Our industry often represents (at least that's what some economists tell us) a preview of what other segments of our financial world will look like in the months to come.

Globe and Mail reporter Rachelle Younglai published this today...."Real estate investors are increasingly trying to get out of closing on their newly built condos in the Toronto region, as rents plummet and banks toughen borrowing qualifications for rental properties.
Selling the right to buy the new condo, also known as assignment sales, has soared during the past few months of the coronavirus pandemic, according to Realtors".
