Kinda chic to go to an electronic music festival rave in the forest with your family and give your 2 year old daughter the time of her life 🪩💃

An incredible weekend spent dancing, meeting new friends and seeing old faces, Bianca falling asleep on the dance floor to the beat of the best music under the stars, bringing her to an hour breath work class and both of us feeling all the feels 🥹 and creating beautiful memories that none of us will ever forget. I was a bit nervous to bring our baby girl in the middle of the forest but every day since we’ve been back she’s asked for festival braids in her hair and to sleep in her glamping tent and not in our king sized bed 😂. The vibe, the people, the energy. 👌🏼

Some days don’t look like big wins on paper, but they’re exactly why we work so hard.

My husband is on the patio enjoying a cigar in the sunshine. Bianca is living her best Queen Street hipster life downtown with her Zia and Zio. And I’m here with my planner, mapping out business goals, personal goals, and everything we want to build over the next few months.

I get asked this question a lot … what home features are worth paying extra for? 🤔

In my humble 14 years of sales experience, I’ll tell you this. Not every upgrade adds equal value. Some features are amazing for YOUR lifestyle but don’t necessarily translate into a higher resale price. When buying, focus on location, layout, condition, and long-term livability first. The rest is often just a bonus.

Here are some home features that often aren’t worth paying a significant premium for, depending on the buyer and neighborhood.

Swimming Pools🏊🏽
They’re expensive to maintain with a short usable season in Ontario. Homes with pools can actually reduce the number of future buyers. Not everyone wants one.

Custom Built-Ins🔨
They’re highly personal and what works for one family may not work for the next.

Home Gyms🏋️
For sure this is a fantastic lifestyle feature however, most equipment moves with the seller anyway. Believe it or not, not everyone works out or cares for this ‘healthy’ feature.

Over-the-Top Bathroom Renovations🛁
Heated towel racks, steam showers, luxury finishes. Sure this is totally enjoyable, but buyers typically won’t pay the full renovation cost back.

Wine Cellars🍷
These appeal to a very small group of buyers and is often viewed as storage space by everyone else. With so many choosing non alcoholic beverages these days, it’s too niche. Go with a small wine fridge that’s very versatile for the whole fam.

Extra Fancy Finishes in a Modest Neighborhood💎
We should all know by now that the nicest house on the street doesn’t always get the highest return. Location still drives value more than luxury.

Buy the features you’ll enjoy living with—not the ones you think everyone else will pay extra for later. Your home is for YOU.

I celebrated my milestone birthday ♊️ yesterday and enjoyed every minute of the day☀️. I’ll be honest, sometimes birthdays make me a bit emo🖤but this year was different. Between quality family time, journaling, a few epiphanies, a family workout (Bibi too!), delicious food, a trip to the beach, a firm offer🙌!,… it was exactly how I wanted to celebrate and more.

I’ve learned A LOT this last decade about myself and others. I’m stepping into my ‘soft & slow’ era. I’m still resilient and fierce af 🙊but motherhood, family life and massive personal growth is all I really want to focus on right now. Oh, and real estate too 😊

Hello 40, let the adventures begin! ✈️🧑‍🧑‍🧒‍🧒❤️🌊🎈
