Canada's Vacancy Rate Rises; Vancouver, Toronto Rentals Still Hot
According to the Canada Mortgage and Housing Corporation, the country's vacancy rate jumped to 3.4 per cent last month in comparison to October 2015. In October 2015, the vacancy rate was 3.3 per cent.
Canada's rental vacancy rate increased this year as the supply of apartments increased. However, rental housing was harder to find in cities like Toronto and Vancouver. In these two cities, the long housing boom has pushed real estate investment and a condo building boom.
Tight market conditions pushed rents higher where the average two bedroom apartment rent increased 5.7 per cent in Vancouver from a year ago, The average 2 bedroom apartment rent increased 3.1 per cent in Toronto from a year ago.
The housing market in the country excluding Toronto and Vancouver have cooled. Increasing house prices and years of bidding wars in Toronto and Vancouver have created fears of a Canadian housing bubble and encouraged foreign investment in condominiums.
In provinces like Alberta, rents have decreased 5.0 per cent this year. The cost of renting a two bedroom apartment in Calgary dropped 7.5 per cent. Many oil companies have headquarters in Calgary. The oil and commodity tumble has affected rental demand in the energy heartland of Alberta.
According to the Canada Mortgage and Housing Corporation, fewer renters purchased homes this year in Ontario. The double-digit annual increases in home prices in Toronto has made buying a home very expensive for many people.
