January 2022 showed continuous strong demand for homeownership, with listings remaining in short supply, resulting in tighten market conditions and increased year-over-year price growth.

With sales down substantially compared to last year, January 2022 was the second best month in history.

In 2021 the GTA saw a record 121,712 homes sold, up 28 percent compared to 2020. New listings were down by approximately 11.9 percent compared to 2020.

The high demand for home ownership sustained a record pace in 2021. With the growing population, growth in many sectors of the economy supported job creation, especially in positions supporting above-average earnings, market conditions tightened, causing the rate of average price growth to remain in the double digit.

The month of October showed the second highest level of home sales in the GTA. New listings were down by approximately one-third compared to 2020.

The average sale price for condos $703,698; The average home prices in Toronto/GTA $1,155,345; Average days on the market 13 days; The number of homes sold in the GTA was 9,783, down 6.9% vs October 2020

With the growing population and high demand for housing, market conditions tightened, causing the rate of average price growth to remain in the double digits.
