If you've been reading the headlines, you probably think the market is slow right now.
September numbers just came out. Across the GTA, sales were down 9% from last year and the average price dropped 5% to just over $1 million. TRREB says buyers are "in a holding pattern."
But here's what happened in some Toronto neighbourhoods last month:
🏡 Leslieville and Riverdale: homes sold for 109% of asking
🏡 The Beaches: the average home sold in 12 days
🏡 Roncesvalles and High Park: 104% of asking
🏡 The Junction and High Park North: 103% of asking, in 18 days
Same month, same interest rates, same economy. So why the difference?
It comes down to how many homes are for sale. In those neighbourhoods, there's less than 3 months' worth of listings on the market. In York Region it's 5 months, and in Simcoe almost 6. When there are fewer homes to choose from, buyers compete, even when the overall market is quiet.
A few other things worth knowing from September:
• Semi-detached prices held steady, and in Toronto they actually went up 2.1%
• Condos were the softest, down 7.7% from last year
• The Bank of Canada held its rate at 2.3%
So what does that mean for you?
If you're buying, you have room to negotiate in a lot of the GTA right now. In the busy pockets, expect competition and have your financing fully approved before you start.
If you're selling, fewer competing listings is good news, as long as your price matches what's actually sold near you recently, not what homes sold for last year.
The GTA average isn't your number. Your street is.
