Real Estate Market Report | August 2026 | Beyond The Million Drop
August real estate numbers are in, and average prices dropped below $1M for the first time since 2020. But is the market actually crashing? 📊👇

In this month’s report, Chestnut Park CEO Chris Kapches breaks down why the headlines don’t tell the whole story:

🔹 The Condo Effect: Condo sales made up 26% of GTA transactions (and 50% in Toronto proper). With an average price of $617K, this high volume heavily pulled down the overall regional average.
🔹 416 vs. 905: The City of Toronto market held relatively steady—with freehold sales actually rising. Meanwhile, the 905 saw larger dips in both volume and price.
🔹 Return to Office: Shrinking downtown commercial vacancy (down to 5.6%) signals buyers are prioritizing shorter commutes over suburban space again.
🔹 New Economic Pressures: Reciprocal tariffs between Canada and the U.S. could bring short-term headwinds, inflation, and job market adjustments through late 2026.

08/15/2026

Chestnut Park CEO Chris Kapches breaks down July’s GTA housing data, explaining why bearish mid-summer takes miss the market's hidden strength. Behind normal seasonal pacing, key sectors like condos and semi-detached homes point toward a strong fall recovery.

📊 Stable Demand: YTD sales (~38K) match 2025 levels—mid-summer dips are just standard seasonality.

🏢 Condo Turnaround: Sales are up 3.3%, with average prices climbing from $631K to $672K over the last 6 months.

🔥 Hot Semis: City-wide semi-detached homes average 101% of asking (hitting 107% in the east end!).

🌱 Fall Outlook: These "green shoots" signal a strong setup for an accelerated fall recovery.

Real Estate Market Report | June 2026 | The Affordability Chase

The GTA housing market continues to be shaped by affordability, creating varied conditions across different regions and property types. As sales activity gains momentum, a widening price gap between the 416 and 905 areas is influencing buyer behavior, driving increased demand in the 905 and renewed interest in the condominium market.

In this report, Chris Kapches examines:

✔ Why a $261,000 price difference is prompting more buyers to choose the 905 over the 416.

✔ The surprising rise in condominium sales despite softer average prices.

✔ What today's inventory levels reveal when compared to the buyer's market conditions of June 2019.

✔ How year-to-date sales in 2026 have moved ahead of 2025 for the first time this year.

✔ A 30-year comparison that puts today's gradual recovery into perspective against the market rebound of 1996.

While the recovery remains measured, Chris Kapches sees encouraging signs that the GTA housing market has begun to regain its footing, with momentum expected to build throughout the rest of 2026 and into 2027.

Real Estate Market Report | May 2026 | GTA Market Rebalancing

The GTA resale market continues its gradual recovery despite ongoing economic uncertainty and geopolitical pressures.

Two encouraging trends emerged in May:
✔️ Higher sales activity
✔️ Shorter time on market

In this report, Chris Kapches explores:
• Why buyers and sellers remain cautious
• How mortgage stress tests are helping homeowners navigate renewals
• Why the 416 continues to outperform the 905
• What May 2019 tells us about today’s affordability challenges
• Why 416 semi-detached homes remain a standout performer

While uncertainty persists, market conditions are trending in a positive direction, with further improvement expected through the second half of 2026 and into 2027.
