☀️ Hard to believe we’re already past the halfway point of summer!

🏡 Here’s a quick look at what’s happening in the GTA real estate market:

As we typically see during the summer months, the market has started to slow down as many buyers and sellers shift their focus toward enjoying the warmer weather.

July’s numbers reflect this seasonal slowdown, with sales declining month-over-month, while active listings increased and homes are taking a little longer to sell.

Interestingly, the spring market showed some encouraging signs of momentum. Average prices and sales steadily improved for five consecutive months, while months of inventory continued to decline during that same period.

📈 So, what happens next?

I’ll be reporting on the August numbers next month. I expect we may see similar, slower summer activity, but the real test of where the market is headed will begin with the fall market in September.

It will be interesting to see whether the momentum we saw during the spring carries into the fall. I’ll be keeping a close eye on the numbers and will be sure to keep you posted.
