SEPTEMBER 2026 MARKET STATS

September 2026 GTA sales fell 9.0% year over year and 0.3% from August. Average price dropped 5.1% annually but rose 1.3% monthly. Active listings fell 9.3% annually yet climbed 6.7% from August.

Prices fell across all types year over year. Semi-detached was most stable, down 0.2% annually and up 9.0% from August. Condos had the largest annual decline at 7.7% and fell 2.0% monthly, while detached and townhouses gained 0.3% and 4.3% from August.

More active listings gave buyers extra choice, but sales barely changed from August and prices remained lower annually, suggesting cautious demand. This fall, realistic pricing will matter as borrowing costs, job security and confidence shape whether buyers return.

AUGUST 2026 MARKET STATS

August 2026 GTA sales fell 2.1% year over year and 15.6% from July. Average price declined 2.7% annually and 1.1% monthly, while homes took 51 days to sell.

Prices fell across all types. Detached was most stable, down 1.8% annually and 0.2% from July. Townhouses fell most annually at 8.6%, while semis and condos declined 5.0% and 3.6%. Detached and semi-detached sales edged up 0.5% and 0.9%, suggesting demand held steady.

Active listings fell 11.3% as new listings dropped 14.1%, yet prices declined because demand was too soft to support last year’s prices. With homes taking longer to sell, realistic pricing will matter this fall. Tighter choice could steady prices if sales hold up.

JULY 2026 MARKET STATS

In July, GTA home sales fell 11.4% from June and 0.9% from last year. Average price dropped 5.2% monthly and 4.5% annually. New and active listings fell 17.8% and 12.1% YoY, tightening conditions.

Condo prices held up best, rising 0.9% from June and falling just 2.3% YoY. Townhouses declined 3.9% annually, while detached homes fell 5.1% and semi-detached homes 7.4%. With affordability stretched, the condo segment's lower entry price may be helping.

Late summer often brings fewer sales, while fall can bring a brief pickup in listings and activity. With rates expected to hold, affordability and job security will guide demand. Homes priced for today's market may sell, but broad price growth looks unlikely soon.

JUNE 2026 MARKET STATS

June GTA home sales reached 6,770, up 2.8% from May and 9.4% year over year. The average price was $1.059M, down 1.0% monthly and 3.9% annually.

Sales growth was concentrated in condos, where transactions rose 11.7% from May as lower prices and more choice drew buyers back. Condo prices remained down 9.5% annually, while tighter supply and end-user demand helped detached homes and townhouses hold up better.

Prices typically ease from the spring peak into summer, but rising sales point to demand improvement. With interest rates likely on hold, employment trending up, and inventory tightening, buyer confidence looks set to carry into Fall.

MAY 2026 MARKET STATS

In May 2026, GTA home sales rose 6.3% year-over-year while average prices dipped 4.6% compared to last year. Both sales and prices improved from April, and active listings sat 13.3% below May 2025, pointing to a market that keeps tightening as spring turns to summer.

Semi-detached and detached held up best, down 2.9% and 4.7% from last year on scarce supply and steady end-user demand. Condos and townhouses lagged at 6.4% and 7.1% below, with the condo market's heavy supply a likely drag. Month over month, semis led at +3.3%.

Buyers still hold some negotiating room with average days on market at 42, up from 39 last year. With the Bank of Canada steady at 2.25% and pent-up demand on the sidelines, firming sales against shrinking supply could nudge prices higher through the summer.

In April 2026, GTA home sales rose 7% year-over-year while average prices dipped 4.9% compared to last year. Compared to March, both sales and prices improved, and active listings came in below April 2025 levels, pointing to gradually tightening conditions heading into spring.

Detached and condo apartment sales led the year-over-year rebound, up 9.2% and 9.1% respectively. Prices fell across all types, with townhouses seeing the sharpest decline at 7.9% below last year and detached holding up best at 4.1% below, likely reflecting a buyer pool that is less constrained by payment sensitivity.

Buyers still hold negotiating power with average days on market at 43, up from 37 last year. If buyer confidence firms and trade uncertainty eases, sidelined demand could start moving faster, but with rates holding steady near current levels and no clear path lower, price recovery is likely to be gradual.

Bank of Canada holds key interest rate at 2.25%, warning future decisions are clouded by uncertainty

04/08/2026

For March 2026, GTA sales rose from both February and last year, showing buyer activity picked up. Average prices were steady month over month but stayed below last year, signaling stronger demand in a still softer market.

Across home types, prices remained below last year’s levels, with semis and condos showing the larger annual declines. Month over month, values were more stable, with detached homes and towns holding a slight edge.

Toronto’s market continues to be influenced by borrowing costs, confidence and supply. Rates remain supportive, but geopolitical uncertainty may keep buyers cautious. If supply tightens as demand improves, expect prices to rise.
