📉 GTA listings just dropped nearly 18% — and if you’re buying or selling, that shifts the whole picture.

Here’s what July’s numbers are telling us 👇

🏡 ~6,000 homes sold — basically flat vs. last year
📊 Active inventory down 12%
⏳ Months of supply dropped from 4.9 → 4.4
🔄 Month-over-month: sales up, listings down

The market is quietly tightening — and it’s happening a little faster than some people realize.

💰 On price: the average came in just over $1M, down about 4.5% year-over-year. But here’s the shift — month-over-month, prices actually ticked up.

📈 And the latest jobs and growth numbers came in better than expected. Is that starting to build some confidence? Possibly. Is the window of low competition for buyers starting to close? Possibly that too.

📊 Fewer homes, more competition — here’s where the GTA market stands.

📍 July 2026 | TRREB Market Update

The summer market got tighter. Sales held nearly steady while new listings dropped sharply, meaning buyers are competing over a much smaller pool of homes.

✔ 5,995 sales — down just 0.9% year over year
✔ 14,484 new listings — down 17.8% year over year
✔ Average price $1,003,956 — down 4.5% from last July
✔ MLS® Home Price Index up slightly month over month
✔ Condo sales flat at 1,564, prices down 2.3%

Compared to June, sales rose while new listings fell — pushing the market toward a more balanced and competitive footing. And while the year-over-year average price is still down, the month-over-month HPI increase suggests values may be starting to stabilize.

📈 There’s reason for optimism. Recent economic growth and employment numbers have come in stronger than expected. TRREB Chief Information Officer Jason Mercer notes that improving conditions could lift consumer confidence and drive more purchases this fall, especially if prices hold steady.
