Toronto Housing Market Moves Toward Balance
The Toronto housing market is showing promising signs of balance this early Q3. Sales have dipped about 1% year-over-year, landing near 6,000 transactions, while new listings have fallen more sharply—down around 18% to 14,500—helping to narrow the gap between supply and demand. Seasonally adjusted figures reveal sales picking up from late Q2, even as listings continue to tighten, and the average selling price has settled just shy of $1M, about 5% lower than last year.
For both buyers and sellers, a balanced market means a smoother, more predictable process: homes are selling closer to asking price, supply is better aligned with demand, and negotiations reflect a sense of fairness for everyone involved. Experts are seeing this shift especially in the freehold segment, while condos remain more favorable for buyers.
