Structural steel itself rose 1.8% in the same period, reinforcing the risks on the supply side, particularly when rebar and steel remain at elevated prices.

Toronto Affordability Gains Are Tapering
As someone who has guided clients through Toronto’s evolving real estate landscape for over a decade, I keep a close eye on affordability trends—especially when they shift as subtly as they have this quarter. In Q2, Toronto’s aggregate affordability measure improved by about one point to roughly 64% across all housing types. While this shows a continued positive movement, Toronto still ranks among the least affordable markets we track. Most of this modest relief was thanks to income growth, as home prices are just beginning to stabilize. What caught my attention is that condos now offer the most favorable affordability since 2017, opening up an accessible entry point for many buyers—a trend I always highlight with clients looking to maximize their investment potential within budget. Even with these gains, Toronto’s affordability burden remains the second highest, just a point away from changing its ranking among peers. This is the smallest quarterly improvement we've seen since early 2024, yet Toronto continues to outpace most other markets in recovery.
