Gone are the days when we could feign demand for a home in the ether. Technology has lifted the veil of showing numbers for real estate in the GTA. With a transparent digital booking system we can see how many (or how few) showings a home is getting at a glance when we book a private showing for our buyer clients.

Accurate pricing ensures buyer representatives book showings for their clients in rapid succession so that one buyer representative is leaving a buyer showing & locking up just as another is pulling in the driveway with their buyer clients. Now THAT demonstrates demand for a home in spades.

Generally speaking, If you want to sell for the highest price then it’s key to do that within the first 2 weeks on market when showing numbers are at their highest.
