Sales are up in the GTA, but the reason why matters more than the number itself.

Homes are selling for roughly 4-5% less than they were a year ago. Mortgage rates have come down. And together, those two things have done something the market needed: they’ve made buying affordable again for people who were priced out or sitting on the fence.

The buyers coming back right now aren’t guessing. They ran the numbers and the numbers finally worked.

At the same time, new listings are down almost 19% year-over-year. Sellers who don’t need to move aren’t moving. And that means the pool of available homes is shrinking just as demand is building. That’s the setup for what comes next.

Two habits changed how I manage my head space. No dramatic story.

Just something I noticed recently. When I put the two together, I feel immensely better than just doing one or neither.

When I move my body consistently and write down what’s actually on my mind - the good, the bad, the stuff I’d never say out loud - I just function better. Clearer. Calmer. More in control.

Exercise quiets the noise. Journaling makes sense of it.

Neither one is complicated. Both require showing up, even when you don’t feel like it. Especially when you don’t feel like it.

Real estate is a high-pressure business. So is life. This is how I decided manage mine.

The GTA real estate market is shifting - and here’s what the March numbers are actually telling us. 🏡

Sales are up year-over-year. New listings dropped by nearly 17%. And the average sale price is still about 6.7% lower than it was this time last year.

What does that add up to? More buyers coming back to the market, fewer homes to choose from, and prices that are still more affordable than they were 12 months ago.

For buyers, this is still a real window of opportunity. Prices have come down, rates have eased, and you still have room to negotiate. But that window is starting to narrow.

For sellers, with less inventory hitting the market this spring, a well-priced home has less competition and more eyes on it.
