Two habits changed how I manage my head space. No dramatic story.

Just something I noticed recently. When I put the two together, I feel immensely better than just doing one or neither.

When I move my body consistently and write down what’s actually on my mind - the good, the bad, the stuff I’d never say out loud - I just function better. Clearer. Calmer. More in control.

Exercise quiets the noise. Journaling makes sense of it.

Neither one is complicated. Both require showing up, even when you don’t feel like it. Especially when you don’t feel like it.

Real estate is a high-pressure business. So is life. This is how I decided manage mine.

The GTA real estate market is shifting - and here’s what the March numbers are actually telling us. 🏡

Sales are up year-over-year. New listings dropped by nearly 17%. And the average sale price is still about 6.7% lower than it was this time last year.

What does that add up to? More buyers coming back to the market, fewer homes to choose from, and prices that are still more affordable than they were 12 months ago.

For buyers, this is still a real window of opportunity. Prices have come down, rates have eased, and you still have room to negotiate. But that window is starting to narrow.

For sellers, with less inventory hitting the market this spring, a well-priced home has less competition and more eyes on it.

Preparation and pricing are everything right now.

Previously I broke down Ontario’s big housing announcement — development charges cut by up to 50%, HST removed on new builds. Sounds great on paper.

Today I’m giving you my real take on why this is actually happening.

Because “housing affordability” is the headline. But when you look closer - at the economic pressure Canada is under right now, at who’s sitting on unsold inventory, at a new PM who needs a win - the picture looks a little different.

Is this about helping buyers? Maybe partially.

Is it also about stimulating an economy under tariff pressure, moving developer inventory, and scoring political points? I think so.

And here’s the thing — those reasons aren’t necessarily wrong. But you deserve to know the difference between the stated reason and the real reason.

On top of all that — we still don’t fully know how this is actually going to work.

The details are still being figured out, municipalities have to play along, and there’s a big difference between an announcement and something that actually gets implemented. So before anyone gets too excited — let’s see how this unfolds.

🚨 Big news out of Ontario today.

PM Carney and Premier Ford just announced a deal to cut development charges by up to 50% and remove the full 13% HST on new builds under $1M — potential savings of up to $200,000 on a new home.

I’ve been talking about development charges for a while now, so it’s good to see this finally getting attention.

But I have questions.

Will developers actually pass those savings on to buyers, or just protect their margins? Will this really get more shovels in the ground? And why is all of this happening right now?

That last one is the one I keep coming back to.

It’s opening day in Toronto! ⚾️

Today makes me want to look back on all the memories I’ve made watching Blue Jays games.

This is probably the most excited I’ve been for a sports season to start in a long time, maybe ever.

I still feel the energy from last season. A division championship, the run to the World Series.

Two outs away from glory. But the baseball gods had other plans.

This season is the chance to show everyone it wasn’t a fluke.

We’re going right back to the World Series and winning it all.

Let’s go Blue Jays!

Ontario just made the biggest move in new home affordability in a generation.

This morning, Premier Ford announced that the full 13% HST is being removed from newly built homes in Ontario — for all buyers, not just first-time buyers.

Here’s what that means:

✦ New home under $1M → up to $130,000 tax savings
✦ Up to $1.5M → still qualifies for the full $130,000
✦ Open to all buyers — first-time, upsizing, downsizing
✦ Home must be your primary residence
✦ Purchase agreement must be signed between April 1, 2026 and March 31, 2027

That last point matters. This is a one-year window. When it closes, it’s done.

For years, new construction in Ontario carried a 13% built-in tax compared to resale. Builders baked it in, buyers paid it. Today that changed.

If you’ve been sitting on the fence about a new build — this is the moment where you really think about making the move.
