Hot take? Moving out of province can be as simple as moving across town.

Here are some quick, easy home upgrades that won’t take away from your ‘fun time’ budget.

• Replace faucets and cabinet hardware. Estimated cost: $150-$400 for a kitchen faucet and $5-$25 per cabinet pull.

• Upgrade your lighting. Estimated cost: $60-$400 per fixture (use to find some real nice ones for less)

• Swap builder-grade switch plates for decorative ones. Estimated cost: $5-25 per plate, depending on style.

• Refresh rugs. Check out or your favourite antique/thrift shop. Estimated cost: $160+ for a 5x8 rug.

👀 Kim was a great client to work with. She was a little bit under the gun as she was from another province and the basement rental that she was living in when we met was draining all of her energy.

We started our search in an extremely hot rental market with prices seeming to increase each and every day while the quality of rentals in the price range we were looking at seemed to be decreasing. We had to move quickly.

We used the listing search feature on my website to make sure Kim was sent each listing that matched her criteria instantly. If she saw a property that could be a winner, I'd get a message right through the search page with a date/time showing request, it was seamless.

By moving quickly and having all of Kim's documents ready to go, we secured this cool unit with loads of character in Cabbagetown!

Black Friday isn't just for scoring deals on vacuums, and blenders. Deals can be found in real estate, too - but you gotta know where (and how) to find them.

Here are 5 tips to help you navigate the end of year market to snag the home of your dreams.

1) Research, research, research: Scout out neighbourhoods, check property listings, and familiarize yourself with market trends. Take note of properties that have been on the market for longer than 4-6 weeks, have had one or more price reductions, or have expired — all potential clues the sellers are motivated.

2) Get pre-approved: Don't let a deal slip through your fingers due to financing issues. Get pre-approved for a mortgage to show sellers you mean business.

3) Be flexible: Keep an open mind when it comes to location and property type. Sometimes the best bargains are found in unexpected places. Stay optimistic and be ready to move once something pops up that fits your needs.

4) Set your budget: It's tempting to stretch your budget when there’s low inventory and lots of buyers. Don’t do it. Set a price you feel comfortable with and stick to it - no matter what.

5) Work with a pro: Enlist the help of a local agent who knows the ins and outs of the market. You'll get an insider’s knowledge of overlooked or underpriced properties that may be perfect for you.
