💰 Deposit: this is the amount that you pay upfront once your offer has been accepted. You'll want to have this amount pretty readily available when you're preparing to make an offer. It is part of your down payment, just paid at a different time.

🔍 Appraisal and/or Inspection: sometimes lenders require an appraisal, which you may need to pay for at the time of the inspection. Similarly, you may opt to have an inspection of the home done, and this fee will be due at the time the inspection is complete.

🏡 Down Payment & Closing Costs: this is the bulk of the cost of buying your home. The remainder of your down payment (so, purchase price less mortgage amount less deposit amount) plus your closing costs (so, Land Transfer Tax, legal fees, title insurance, adjustments, etc.) are paid to your lawyer a few days prior to your closing day.

This is a question I get a LOT! Here's the down low 👇

Purchasing vacant land isn't the same as purchasing a home. It typically requires an alternative financing option that will call for 35-50% down payment.

When we're exploring financing options for vacant land, it's important to know what the intended use of the land will be (i.e. new build, holding for future sale, etc.) and the timeline for carrying out your plans to help determine if financing the land is the best option.
