JUNE 2025 MARKET UPDATE: PRICES DROPPING, CAUTIOUS BUYERS IN THE 416

TRREB has released the June 2025 market stats. Here’s what’s happening in Toronto’s housing market:

✅ Sales Still Soft: Sales activity in the City of Toronto was up slightly by 3.7% year-over-year, with 2,319 homes sold across all housing types. Buyers continue to move cautiously despite stable rates and more choice.

✅ Detached Homes Hold Value: Detached homes in the 416 averaged $1,641,868 down 6.6% YoY. Sales also improved, up 6.7%, the detached segment continues to attract buyers prioritizing long-term space and location.

✅ Condo Market Still Cooling: Average prices fell 4.2% YoY to $731,232 and sales dropped by 2.3%. High inventory continues to weigh on this segment, as condos make up nearly 50% of the active listings across all housing types.

✅ Semis + Towns: Semi-detached homes averaged $1,287,408, down 0.4% YoY, while freehold townhomes averaged $1,173,720, down 11.1%.

These mid-tier properties still see demand as they saw the most change in sales volume YoY compared to any other housing type.

✅ Inventory Climbs Higher: Active listings in Toronto rose 22.0% YoY, giving buyers more leverage and more time to decide. The total number of active listings remains high, keeping upward any price pressure at bay.

As we enter the summer months, Toronto’s market continues to reflect balance: motivated sellers, selective buyers, and opportunity for those ready to act.

Core inflation in April rose to 2.3%, slightly above expectations, while the overall CPI eased to 1.7% due to the removal of the federal carbon tax.

📊 Economic Snapshot:
Canada’s economy grew by 2.2% in Q1, outperforming forecasts thanks to strong exports and inventory build-up ahead of expected U.S. tariffs. However, unemployment has ticked up to 6.9%, suggesting some underlying softness.

🌎 Trade Uncertainty:
U.S. tariff policies continue to add unpredictability, prompting a cautious stance from the Bank.

TRREB: Toronto’s Housing Market Rings in 2025 With A Slight Rise In Prices and Buyer Shifts

✅ Starting The Year Off In The 416:
- January new home sales saw a 37% increase in new listings from this time last year.
- The average selling price in the 416 climbed to $985k marking a 2.7% year-over-year rise.

✅ Inventory & Buyer Shifts:
- New listings surged 48.6% year-over-year as more sellers test the market.
- Important to note that a great number of listings are re-lists, properties that have been on the market previously, at potentially higher asking prices.

✅ Property Type Insights:
Detached Homes:
- Represent 41.1% of all sales with 1,580 transactions.
In Toronto, average prices hit $1,579,386

Semi-Detached Homes:
- Sales in Toronto jumped almost 25% year-over-year, averaging $1,154,505—with an average of 34 days on market

Condo Apartments:
- Remained the most affordable entry point with 1,161 units sold at an average price of $691k.
- However, condo sales were down and 15.4% in Toronto with over 43 days on market, putting buyers in a strong negotiating position. (Many market fundementals that have created this condo climate, including high inventory levels, investors listing renting units for sale, very unstable assignment market).

✅ Toronto Districts:
- Central district led with 645 transactions, followed by Toronto West (378 sales) and Toronto East (363 sales).

✅ Expert Outlook for 2025:
- TRREB projects 76,000 home sales this year—a 12.4% increase over 2024—with average prices expected to reach $1,147,000 (up 2.6%).
- A key policy shift—increasing the insured mortgage cap from $1M to $1.5M and introducing tiered down payments (5% on the first $500K, 10% on the portion between $500K and $1.5M)—is broadening homebuyer access. We are seeing stronger action at the bottom end of the market, which could be preliminary data that these changes are driving sales.
- Political unrest south of the border has created uncertainty in there market, with some buyers choosing a wait and see approach to their real estate plans.
