The GTA average home price increased by 1.7% from April to May, but still remains 4.6% behind the figure from May of 2026.

Will the average home price peak in May this year, as it typically does, or will we see a resurgence in June?

Sales still remain at historically low levels, but the GTA average home price increased by 3.2% month-over-month closing the gap on 2025 and 2026 average price.

Good freehold listings are still in limited supply, especially in the downtown core, a trend I suspect we'll see through the remainder of the Spring market.

Year over year, sales are still down 6.3% from Febraury 2025 but the growth of active listings is starting to slow, which could be a signal we are past the peak in supply.
