Just past the peak Spring season, the June stats look typically like the start of summer as the month over month average price dropped by 1%. But perhaps more interesting is that typically we see the number of sales slump through the summer too, but this June we saw volume tick up slightly by 2.8%. The market still sits in buyer territory, but with active listings also down 13% since last June, there are signs the market will pick up steam again this Fall!

Sales still remain at historically low levels, but the GTA average home price increased by 3.2% month-over-month closing the gap on 2025 and 2026 average price.

Good freehold listings are still in limited supply, especially in the downtown core, a trend I suspect we'll see through the remainder of the Spring market.
