A recent Financial Post article highlighted that while the GTA condo market is currently experiencing softer demand and elevated inventory levels, the long-term outlook may be very different. Developers have largely stopped launching new projects because current selling prices often do not justify rising construction and financing costs, resulting in virtually no new condo launches in early 2026. Much of today’s inventory comes from projects sold during the 2020–2022 market boom that are only now being completed. As this existing supply is absorbed, industry analysts anticipate a significant decline in future condo completions, potentially creating a supply shortage by the end of the decade. While buyers currently benefit from increased choice and negotiating power, reduced new construction could eventually place upward pressure on both condo prices and rental rates as population growth continues and new housing supply falls behind demand.

A recent article by economists at TD suggested that resale condos may see another 5-6% decrease over the next year before beginning to rebound in late 2027.
