105 Pearson Ave — just listed in Roncesvalles.

This one's been done properly. A fully renovated three-bedroom semi with a Feasby & Bleeks designer kitchen, Moncer Oak floors throughout, custom built-ins in the primary suite, and a basement renovation that was featured in House & Home.

The main floor walks out to a south-facing cedar deck and a landscaped backyard. Three real bedrooms upstairs, primary with his-and-hers closets. Off the laneway: a detached garage plus a second parking spot — two cars on this stretch of Roncy is the kind of detail you don't realize matters until you've gone without it.

Steps to Roncesvalles Village, High Park, and Sunnyside. Fern School catchment. Quick to the Gardiner, TTC, and downtown.

Offered at $1,695,000.

Offers reviewed Monday, June 8 at 6 PM.

Listed with Monte Burris.

If you’ve been considering a condo in Toronto, now is a good time to pay attention to the current market trends.

As of March 2026, the average price for a condo in the Greater Toronto Area (GTA) is $620,479, which is approximately 8% lower than this time last year. Condo sales are on the rise, increasing by 30.7% from February, although prices have not yet reflected this uptick. This discrepancy presents a great opportunity for buyers.

Currently, condos are averaging about 34 days on the market. Inventory levels are tightening, with the months of supply decreasing from 6.3 to 5.4. However, buyers still have significant negotiating power at this time.

In summary, activity in the condo market is picking up while prices remain soft. This situation likely won’t last long.

Whether you are a first-time buyer, an investor, or looking to upsize from a condo to a house, we have extensive knowledge of the market across the city. Feel free to reach out to discuss what these numbers mean for your specific situation.

Cherry blossom season is coming. Which means the neighbourhood is about to remind everyone why they moved here.

High Park doesn't just have a park... it has 400 acres of it! Trails, off-leash, tennis courts, a zoo for the kids, and a waterfront that somehow still feels underrated.

The homes around it? They tend to move quickly this time of year. Just saying.

📍 High Park | We live here too.

You didn't just buy a home in Toronto's west end. You bought into this:

🎾 Tennis at High Park, Christie Pits, Withrow, and Trinity Bellwoods — free courts, all summer, no membership required.
🏒 Rec hockey leagues at McCormick, Dufferin, and Rennie arenas that have been running the same teams for 20 years.
⚾ Slo-pitch at Christie Pits diamonds, where the benches are always full and someone always has beer.
🏌️ A round at Humber Valley or Scarlett Woods before work on a Tuesday morning. Yes, that's a real option.
🏓 Pickleball — yes, pickleball — at community centres across every single one of these neighbourhoods. It's not a phase.
🏃 Running clubs out of Roncesvalles, the Junction, and Bloor West that are less about pace and more about the post-run spot.

The access to outdoor life in this part of the city is genuinely underrated. Spring leagues are registering now.

If you've been thinking about a move to the west end — this is part of what you'd be signing up for.

The most common thing we hear from buyers who missed out: "We wanted to think about it over the weekend."

In Toronto's top neighbourhoods, good properties don't wait for the weekend. Especially in spring.

Honest advice: get your pre-approval done before you need it. Know your number. Have your agent on call. When the right place comes up, you'll be ready to move — not scrambling to catch up.

Want a no-pressure conversation about what that looks like for you? DM us.

We're not a big box brokerage. We're not flying in from across the city.
We live in these neighbourhoods. We eat at these restaurants. When a client asks what it's actually like to live on a particular street, we can tell them, because we know.
That's what "neighbourhood specialist" means to us. Not a title. Just how we operate.
