This graph directly shows the industrial leasing surge at the beginning of 2025 as businesses were in fear of the detrimental effects of the trade war. Businesses acquired space to house more inventory before tariffs were put into place.

Great to see Ontario making significant contributions to the development of industrial properties across the country.
StatsCan (Q4 2023):

▪️ 144 industrial projects in the construction pipeline across Canada (25.9 million SF, 41.1% pre-leased)

▪️ 79 industrial buildings completed in Q4 across Canada (38.3% pre-leased).

▪️ Toronto has 64 industrial buildings under construction and leads the way by contributing new 8.7 million SF and 11.3 million SF under construction (2nd- Calgary; 3rd-Vancouver)

Despite high interest rates and inflationary pressures, the industrial real estate sector remains strong. Lots of resources going into battery, EV and other new-industry plants. More e-commerce warehouses and manufacturing and supply chain facilities will boost employment. Never thought I’d like the sound of cranes as much as I do now.
