As we move further into the spring market, there are some encouraging signs that confidence is slowly returning to the Toronto real estate market.

Here’s what stood out in April:

▫️ 5,946 homes sold in April, bringing year-to-date sales close to last year’s pace, showing that Buyer activity exists clearly when they see the right property for them and its pricing align.

▫️ New listings were down 9.3% comparing year over year to 2025, although the late spring we've had this year has actually pushed out more inventory which has been a accelerating the listing numbers each week. So as a Seller, this is where very thoughtful positioning and accuracy with price will be a strong driving force for success.

▫️ The average selling price across the Toronto region was $1,051,969 in April. While prices remain slightly below last year’s levels, values have stayed relatively stable overall.

▫️ Demand within the City of Toronto continues to stand out, particularly for walkable neighbourhoods and homes with long-term lifestyle appeal.

▫️ Toronto condo sales increased 14.4% year over year, with average prices around $665,000, creating opportunities for many first-time buyers and investors.

▫️ The Bank of Canada held its overnight rate steady at 2.25% at the end of April, adding more stability for buyers planning their next move.

One of the biggest mistakes I see buyers make is choosing a home before choosing the right neighbourhood...

A key theme in Toronto’s spring market is the shift toward more deliberate decision-making.

With higher inventory levels, buyers are no longer approaching every property with the same urgency. There is more time to evaluate, compare, and negotiate.

At the same time, the market hasn’t slowed across the board. Homes that are well-priced and thoughtfully prepared are still moving.

This has created a more nuanced landscape:
▫️ For Buyers: They need to understand where they have leverage and where competition still exists.
▫️ For Sellers: They should be precise in how they position their home within the current market.

The opportunity is there, but it requires a more strategic approach than in previous years.

Understanding that balance is where strong outcomes are created!
