After over a decade of walking through homes with Buyers and Sellers, there are certain investment choices that I rarely see people regret.

A beautiful finish may catch your attention, but the details that matter most are often the ones that shape everyday life:

▪️ Making a space work for you, no matter what the capacity
▪️ Natural light - we can all agree this trumps so many elements in a home
▪️ Investing in quality materials when you make improvements - the corners you cut will be noticeable, trust me!
▪️ Completing a comprehensive pre-list inspection - you need to be the expert on your house, full stop.
▪️ Adding storage solutions - being creative and thoughtful to think about all the possibilities that add value
▪️ Choosing designs and palettes that last - do your research and know why you're making certain choices

My advice is simple: do not spend more just for the sake of it. Invest in the choices that make a home easier to live in, easier to maintain, and easier to love. I love helping make these tough calls, I will always give you my opinion and alleviate that burden if you're stuck.

My Toronto patio summer shortlist 🌞

No tourist traps. No lineups for the sake of lineups. Just a few places I find myself recommending again and again (when the weather finally cooperates) 😉

📍 Aera — stunning skyline views, great energy, and one of my favourite spots for a summer dinner downtown.
📍 Writers Room — tucked away above Yorkville with one of the best terraces in the city and a perspective of Toronto that never gets old.
📍 Harriet's Rooftop — relaxed, elevated, and ideal for sunset drinks with friends.
📍 The Broadview Rooftop — east-end views, great atmosphere, and a reminder that Toronto's skyline looks good from every angle.
📍 The Chase — a classic for a reason. Beautiful rooftop dining in the heart of the Financial District.
📍 Casa Madera — vibrant, stylish, and made for long summer evenings.
