I want you to be excited about the home you choose. I also want us to be able to talk honestly about whether it fits, including the compromises that might be easy to overlook in the moment.

Sometimes that conversation confirms you’ve found something special. Sometimes it helps you feel comfortable continuing the search.

Both are worthwhile outcomes. 😊

“Should we make a move this fall, or wait?”

I’d want to know a little more about you before answering that.

What’s prompting the move? How flexible is your timing? And will you be buying, selling, or doing both?

August’s Toronto-region figures showed modest year-over-year declines in sales and average prices, with fewer new listings and longer time on market. Yet within the City of Toronto, detached sales increased and average detached prices remained almost level with last year.

There’s a lot of nuance behind a headline.

▪️ For buyers, I’d be looking at where there is value and negotiating room, while keeping your priorities firmly in view.
▪️ For sellers, I’d want a clear plan for preparation, pricing and how your home compares with the other options buyers are seeing.

And for anyone doing both, I’d want us to understand the full move before getting too focused on one side of it.

A change of season is a useful moment to revisit your plans. It doesn’t mean you need to rush them.

After over a decade of walking through homes with Buyers and Sellers, there are certain investment choices that I rarely see people regret.

A beautiful finish may catch your attention, but the details that matter most are often the ones that shape everyday life:

▪️ Making a space work for you, no matter what the capacity
▪️ Natural light - we can all agree this trumps so many elements in a home
▪️ Investing in quality materials when you make improvements - the corners you cut will be noticeable, trust me!
▪️ Completing a comprehensive pre-list inspection - you need to be the expert on your house, full stop.
▪️ Adding storage solutions - being creative and thoughtful to think about all the possibilities that add value
▪️ Choosing designs and palettes that last - do your research and know why you're making certain choices

My advice is simple: do not spend more just for the sake of it. Invest in the choices that make a home easier to live in, easier to maintain, and easier to love. I love helping make these tough calls, I will always give you my opinion and alleviate that burden if you're stuck.
