Davenport’s delayed spring market looks like it finally hit the summer slowdown.

7 sales in July.

🔥 1 standout sale → 116% of asking
📉 The other 6 → 95%–99% of asking
⏱️ Condo townhomes → 19–40 days

That 116% sale was also deliberately listed at just $799,999 before selling for $927K.

So no — bidding wars haven’t vanished.

But they’re becoming the exception, not the assumption.

The buyers are still there.

Only 2 freeholds sold in July — both at 95% of asking — while all 3 condo sales finished below asking.

And my condo value pick?

A townhouse in the 400s on Perth at just over $805K, or about $632/sq. ft. above grade.

Summer slowdown = opportunity?

Dovercourt Village didn’t crash in July…

but it definitely cooled down.

May had the auction-style energy.
July had negotiation energy.

Three freehold sales.
Roughly two weeks on market.
All selling around 98–99% of asking.

Buyers are still there —
they’re just doing the math.

The weirdest way to win in a down market?

Buy a bigger house. 🏠

Bloordale had 8 condo sales but only 3 freehold sales in July.

And while that doesn’t prove everyone is upsizing, this is exactly where the math can start making sense.

Most conventional condos: $350K–$640K
Freeholds: $970K–$1.35M

Even more interesting?

The two renovated homes sold in 3 days and 2 days — and one hit 104% of asking without an offer night.

Maybe the opportunity isn’t buying cheap.

Maybe it’s buying bigger.

The GTA home type that fell the most in July probably isn’t the one you expected. 👀

416 semis: -9.9% year over year.
905 detached: -6.7%.
416 detached: just -1.5%.

Meanwhile, the GTA average price is nearly 25% below the 2022 peak—and summer activity has slowed sharply.
