A home renovation project where we transformed the entryway and staircase.

Before: carpeted treads and a dark wood railing with turned spindles.
After: oak treads, black iron spindles and a curved oak handrail, new wood floors through the entry and a skylight over the upper landing.

The crew took the old railing out and set the new treads and spindles in piece by piece.

Part of a 5,000 sq ft full home renovation.

At 905 Reno, we handle everything from design and permits to construction.

Choose Your Finishes Before Construction Starts

Windows, flooring, tile, cabinets. Make these decisions before construction starts.

When your selections are made early, your prices are firmer and you avoid change orders later.

Good contractors are usually booked ahead. With your permit in hand, you're ready when the crew is.

Would she hire 905 Reno again? "Yeah. For sure."

A renovation project in Scarborough. Our client talks about the result, the budget and how we handled her design ideas.

"The team was pretty transparent about what that would cost."

She shopped the price around and found it on par with the market.

Want to break ground in April or May? Count back 2 to 6 months.

That puts the start of design somewhere between October and February. Start in October and you have room for revisions, the city's comments and the things that come up on almost every project.

Start in March and a spring project can turn into a summer or fall project.

Here's what happens on a home addition before a crew shows up.

Drawings: the first draft typically takes about 3 to 4 weeks. You review it and we make the changes before the next step.
Structural: the engineer designs the beams, footings and concrete walls. About another 2 to 3 weeks.
HVAC and plumbing design: about 2 to 3 weeks.
City review: typically 30 to 90 days. The city usually comes back with comments to address before the permit is issued.

How Long Does a Home Addition Take? | GTA

Most people only plan for the construction. Design and permits come first.

The first design draft takes about 3 to 4 weeks, engineering about 2 to 3 weeks each, and City permit review about 30 to 90 days. If the plan needs zoning relief, the Committee of Adjustment adds more time. Then about 5 to 8 months to build.

All in, allow about 7 to 14 months from design to completion. Want to build in the spring? Start planning by fall, earlier if you need a minor variance.

If you've outgrown your home but love your neighbourhood, a home addition could be the smartest investment you make.

Calling a contractor in March for a May start? You may already be too late.

Most people think a renovation starts when the crew shows up. Anything that needs a building permit has a whole stage before that: design, engineering and city review. That typically takes about 2 to 6 months, depending on the size of the project.

Two-Storey Home Addition | Before and After | Toronto

More house. Same address. This bungalow got a full second storey, built on top of the house the family already had.

Before: a one-storey brick bungalow, garage below, steps up to the front door.
After: two storeys, black siding with a cedar-tone box up top, a terrace over the garage and a new deck out back.

We took the roof off, framed the new second floor and closed the house in with new windows. The main floor is now open concept, with the bedrooms and a new bathroom upstairs.

If you've outgrown your home but love your neighbourhood, adding a storey lets you stay where you are and get the space you need.

Every long renovation has stretches that feel slow. Here's Dave on how our crew handled the timeline on his full home renovation in North York.

"I was happy with the timeline because we kind of had a timeline in mind at the very beginning."

"There are certain times when I think the project is going slow, but they do pick it up and make up the time."

We stand behind every space we build.
